We can provide Landlords with a free professional valuation, including guidance & assistance with decorating & furnishings. Advice to landlords is also available on the buy-to-let investments. You can logon any time of day or night and check your account & produce your own landlord statement. We store all documents digitally for free download, such as Gas certificates, Inventories, EPC's, Inspection reports. We look after all your property maintenance issues, from light repairs, to full refurbishment.
We offer two types of service, our Let Only service is from 360 inc VAT, Our fully managed service is available from 8.4% inc vat. An EPC is valid for 10 years and must be in place before we allow a tenant to live in your property. We recommend that you produce an inventory to avoid any dispute at the end of the tenancy.

Rented from Exec Lets for nearly 5 years and always felt like we were treated fairly. We never had any issues and staff were always prompt in dealing with any queries and getting maintenance issues sorted out. Certainly one of the better letting agencies that I have rented from.

What can I say about Estate Agents in general that isn't negative, really? These lot take the cake! I've had to hunt down my landlord through the title deeds register and Facebook and make unsolicited contact with him to make him aware of a water tank leak coming through the ceiling over New Year because Exec Lets refused to send an emergency plumber, despite the property being "Fully Managed" They took a year to replace a damaged garage door which we couldn't use and was handed to us damaged.

They proceeded to use "Covid" an excuse even though tradesmen and businesses were operating. They tried to charge us for a full tenancy clean and carpet clean for minimal and negligible wear to the carpets (even though we had them cleaned with a commercial cleaner) They used OUR personal post-clean photographs, which showed how clean it was, to re-let the property on RightMove, yet claimed the property wasn't clean and proceeded to charge us a EOT clean.

When we questioned why they'd used our photos, Tracy flat-out lied and claimed they were the "old photos" despite the pictures having our recent furniture imprints on the carpets and timestamps on the photos. We finally received our deposit back 20 days after handing back the property, and after several emails and threats to make a claim to the TDS for withholding the deposit without due cause.

The one palms you off on the other (Tammy on Tracy and vice versa). Poor communication Untrustworthy Liars Don't get me started on that Harry Hill look-alike - Steve McCready, Director of this shambles, who upon my confrontation with him about the poor handling and reactivity of the ceiling leak we had, didn't even seem to think there was an issue with how they dealt with it, defended his 2 staff and told me to "make a complaint to the Property Redress Scheme, if you have a problem".

This is how they deal with things. It's beyond me how they're still operating. If you're a Landlord - honestly, you're being fleeced. If you're a tenant - Good luck, take a million photos, keep a record of everything and if their lips move it's because they're lying.

I used this letting agency to find a tenant for my property on the "Fully Managed Service" agreement. Their agreement states that they would carry out "Credit History Check" to ensure that they would find a suitable tenant. They found a tenant for my property "very soon" who stopped paying the rent just after few months! They were ignoring my phone calls and it became evident that they didn't actually carry out the credit checks and gave the tenancy to one of their friends who was bankrupt! They caused huge amount of distress and loss to me and my family.

Terrible, terrible and terrible STAY AWAY. They steal your money. I read all the below comments before I moved in, hoping it wasn't true. I wish I had listened to the people. They never fix things they promise they will fix at the start of the tenancy. All they care about is getting people in and that's it. Their maintenance site is terrible, if you have a problem they ask you to put it on their and then never fix anything.

The staff are rude especially Tracy ( stay away from her at all costs). They are more for landlords and not the tenants. I feel sorry for the people who rented the flat after me, I wanted to shout run but I needed to get out. Worst agency I have ever come across. Read this and stay away, you're better off finding a agency that isn't just about the landlords.

I could write all the issues they gave me on here but I can't be bothered. Just stay away, no people should rent from a agency that tell you mould isn't a problem and you should just paint over it when you first move in. Listen to the reviews and stay away!

Just wanted to leave a review to say how impressed I was with the service at Execlets. Had a spot of bother with the landlord who for whatever reason mortgage on the property half way through the tenancy. This lead to the bank requesting an eviction. Execlets the estate agents were with me the whole way and went out of their way to assist me with legal advice regarding my rights. Big thanks to Tammy, Tracy and the rest of the team. I have now used Tracey and the team several times to secure clients for my property and each time I am impressed with their helpful attitude and remarkable efficiency. My property has been rented out within a matter of days and each tenant has kept the property to a good standard and has paid on time. What more can you ask. See you guys next time I need a tenant

I have recently sold my property in Leeds which was being managed by Steve, Tammy, Tracey and the team at Execlets (Netlets). The team have been looking after my property for around 4 years and have done an excellent job in that time, placing good and properly vetted tenants in the property swiftly and with little fuss. The property was managed professionally and when things such as repairs were required these were done in quick time and carried out efficiently. I would always be consulted before any expensive repairs or fixes were carried out. Cheers team!

I have used various letting agents across the years and have to say the service I get from the team at executive lets is second to none. Because it is a privately run family business you are valued & looked after far better than with the bigger chains. I have over 25 properties under management with executive lets & very rarely is there a rental void more than a couple of weeks.

The tenants are vetted very well so there is minimal risk of non payment & the properties are kept in good condition. Payment of the rent into my account is nearly always on time. The inventory is done so well at the start of the tenancy that if there is any work needed to be done when a tennant leaves there is no argument. Any maintainance work that needs doing is done swiftly to keep the tenants happy & it is done as economically as possible with no mark ups on the bills which I have encountered with previous agents.

I have been using Exec Lets in North Leeds for over 10 years for my small portfolio of 3 flats. The service is excellent as is the price charged for lettings. The agency are most helpful to landlords in an ever changing legal environment we find ourselves. I will definitely continue to use their services.

Me and my partner rented a property through Executive Lets and have nothing but praise. Tammy is a credit to the team and I'd highly recommended them. We had a fridge freezer break down and it was replaced quickly with them getting onto it straightaway. We were even informed of updates along the way. You can feel secure knowing any issues are resolved quickly and efficiently.

Do not use this business as you will experience, people who have very bad people skills, bad ethics, poor service and you'll be lucky if you get your bond back in its entirety even if the place was left spotless! So be warned look elsewhere! Or you'll regret it. The internet is full of bad reviews about this small company and its useless staff.

AVOID THEM AT ALL COSTS! THEY MADE ME HOMELESS! During my 15 month tenancy at a property, my neighbour (in the same terraced house converted into flats) was moving out, so I rung Net Lets and asked if I could move over 3 months prior to his move. The rent was the exact same amount as what I was paying but this flat was a bit bigger and had more facilities which I wanted.

I spoke to Steve on the phone one morning and he was happy to 'transfer me over' and explained that it would be a simple transition and only a 50 pound admin fee would have to be paid. I was really pleased with how easy the move sounded like it was going to be and really looked forward to it. At this stage, I was completely unaware that this seemingly simple process would leave me to be homeless with no where to go! 2 whole days before the date of my move, I got a phone call on a Saturday morning from a member of the team explaining that I had to pay a whole new bond for the flat over the way and also a months rent in advance which lead to a total of 1120.

I was absolutely mortified that I hadn't been informed of this sooner as it wouldn't have been an issue if someone would have given me some notice! I received not a single apology and they lady's excuse was simply 'i'm not sure why this has only just been put on my desk today'. I frantically rung my friends and family to try gather the funds and managed to sort something out and rung the office back 2 hours later (about 12 o'clock on the Saturday) but I was only able to leave a voicemail because they had all finished work for the day!

In the meantime I posted a distressed and upset review on Facebook as I was left in limbo and had to wait until they opened up again on Monday (The day of my planned move!). I received a very rude, arrogant and abrupt call from Tracy on Monday morning. I could barely get a word in edgeways as she told me that since I found their standards unprofessional that I was no longer welcome to sign the contract that morning!

To this point I had still not received a single apology and felt completely powerless to their appalling and unacceptable decision to leave me with nowhere to live. I am in an absolute nightmare of a situation at the moment struggling to cope. I am depressed, anxious and can barely sleep. I am yet to receive my 580 bond back after handing my keys into their office today.

I will be posting another review about my bond but after seeing other people's reviews I am guessing that I will be robbed blind. This could all have been avoided if I had received an apology at the first hurdle but it really has been blown completely out of proportion.

Upon initially dealing with this agency we felt very happy and thought what lovely people we are dealing with, a smooth transition to moving in and that's where it all went wrong. Upon moving and finding out for ourselves the very reasons why nobody wanted to let this property. The property has severe noise issues from a noisy resident, so we proceed to complain and nothing changed nothing was done..

Upon other issues with the plumbing - no hot water running from the bath taps and no pressure in the shower plus peeling paint in the bathroom ..so we proceeded to put up with it and hoped something would be done.. To put it simply the agency wasn't interested at all... All i can say is do your homework before moving in. We feel sorry for the flat owner as it also appears every other tenant is moving in and out once they find out the noise issues for themselves as we found out from the past two sets of tenants who resided in the property. I would now consider only using more reputable agencies who offer a better and more honest service..

Non-communicative (they never return your phone calls), extremely rude and arrogant when you ring to ask them to carry out simple repairs. I waited for 10 months for them to repair the extractor fan. When I moved out, it still had not been repaired. They left me with water running from the ceiling for 5 days, then repaired the roof and left me with a hole in my ceiling for the next month!!!

I had reported that the roof was leaking 6 months earlier but they said they would not do anything until there is a damp patch on the ceiling!! Then I had to wait over a month for my bond (I phoned them 3 times regarding this) whilst their contract states they should return it within 10 days. I would never ever rent from them. I would rather be homeless. My rating is less than 0 but there is no facility on this website to reflect it.
