Terrible service. Had maintenance issues with windows breaking and flooding from leaky pipes and it only took for the situation to get really bad before they sent someone to come by and fix it. Additionally, its been more than a month since we left the property and they still haven't given us our deposit. PLEASE, DO NOT USE THIS LETTING AGENCY.

Have been with SJM for two years and have had no issues with them. My first property I was in had carpets which were old and caused my asthma to flair up very badly. Within a week the property was entirely recarpeted by SJM. This includes all bedrooms which their were four of. Washing machine broke, and within a day or two, it was replaced with a better and larger version.
The year after, I moved into a one bedroom flat with my partner. It was clean and well kept when we arrived but had an issue with some mould in a corner of the bedroom wall where it met the outside. Handyman came over and got rid of it all within a day or two. As my partner was a key worker, we contacted SJM to see if we could stay an extra month past our contracted twelve months.
They said that was fine and sent us an ammended contract within a day. Phil from SJM rang to see if we were in the property still and to see how we were during the crisis. He was our first port of call for any issues and he dealt with them in a friendly and professional manner. He made our experience with SJM even better as he looks after his tenants.

I have been with SJM for the last year and they are the best letting agents in Leeds. All the properties are of high quality and in great locations. The team, especially Phil and Michelle are so helpful and friendly and really help you to find the right place for you. Repairs have always been really fast and done professionally. I have never had a problem with SJM, unlike other letting agencies, therefore, I always recommend SJM to my friends and hence why I will be continuing with them for the next coming year. We rented a flat at Charles Apartments with SJM for about 18 months, and despite some of the bad reviews below they were pretty easy to deal with. One big benefit was that they owned our building and so collected the rent directly. This meant they had no commercial pressure to fleece us with agency fees or the deposit return. The tenancy was rolling with 6 weeks' notice, meaning they never put the price up or charged "re-signing fees" for five minutes of admin.
Whenever we reported a problem it was repaired quickly and without any dispute, and when we did move out we left a bit of wear-and-tear on the flat but they returned our deposit in full. Perhaps they treat students worse than professionals, but generally speaking this was one of the more relaxed agencies I've dealt with.

I've dealt with Phil at SJM in Hyde Park who helped me find a lovely little flat in the heart of meanwood. I've rented a lot over the years & SJM have been the best! They get any maintenance problems sorted within 24hrs & Phil has always been super helpful with anything regarding the flat. They also don't rip you off with signing fees & deposits like most estate agents! I highly recommend.

If you want my advice I would just not bother getting a house, a flat or just anything with this agency. From the beginning of our tenancy we just had issues after issues. You won't have a cleaned flat to move into even though they told us otherwise. So make sure you got that covered guys. A flooding is NOT an emergency, well not for SJM. A vinyl flooring for a tiny bathroom takes 5 weeks to source.
By the way, the base of the bathroom is concrete so it's impossible to keep it clean. couldn't use for more than a month of our tenancy. Not to mention the smell in the house after a flooding. And they don't mind sending unexpected maintenance to rip up your kitchen floor and switch off your fridge-freezer with food inside for hours on end. Incase, you don't know they cannot do this without notice of at least 24hour. Oh, yeah and in the office nobody seem to know who they are and not really sure if they actually sent these maintenance men. We are a flat of two girls who are less than happy. But I'm sure you gather that much already.

Really professional outfit here. I've dealt with several property services in recent years and SJM has been the best, bar none. Friendly, informative & always thorough in terms of staying on top of electric/gas/maintenance checks etc etc. Bewildered by the one or two negative reviews on here. This company is a pleasure to deal with.

Dont know why the other reviews are so bad. I currently rent a property off SJM and my experiences are better than acceptable. Any time I have a problem with the property, they are sent out immediately and resolve the problems before I get back from work. I hope they dont try and rattle the deposit I left, but highly doubt this will happen. Overall I appreciate the service SJM have given and not had a single problem with them.

When my friend and I signed a contract with SJ Moran at the end of June they seemed perfectly nice, like any of the other 29 agents we had trailed round that week. When we were shown the flat that we signed for we were told not to even look at the bathroom as it would all be replaced. There were a number of other things we were lacking too no window keys, oven door that wouldn't shut properly but were assured that it would all be sorted in time for us to move in on the 1st July. the fact that these things were wrong in the first place should have served as a red flag, but as students we have learned to expect some faults with student flats.
It is now the middle of September and not one of the things on our 'snagging list' had been completed. As promised they began to replace the bathroom but so far have only done the bath and the flat looks like a building site. Luckily we have other places to live at the moment otherwise we'd be really stuck, but come 22nd September we are expecting to move into our 'finished' flat.
We have contacted the agents numerous times, I'm beginning to lose count, but are always told they are busy or will ring back later. Still waiting on that call. My advise if you are to rent with this agency is to tread very carefully and make sure that everything is completed before you sign the contract or else you could be waiting a long time
