We have streamlined how to report maintenance repairs on your property and found software that should make reporting maintenance so much easier. We are using Fixflo which is a property maintenance and repair reporting software. It is incredibly easy to use as well as it notifies our team immediately of any repairs plus there is some good advice and 'how to' videos which means you may not need us at all!
Pickard Properties is an established company with a friendly team of committed and passionate individuals. Our office is positioned in Headingley with is a vibrant location to work with plenty of local cafes and bars, so we are always fed and watered. I've lived with pickard's for 2 years whilst at university in leeds and they have been great! They are also great sponsors of leeds university's women's rugby union team, which I have been apart of during my time at university. Maintenance issues are quickly attended to and staff are always polite and helpful. Much better than most typical student house landlords. Would highly recommend.

I have been a tenant with Pickards for almost 5 years. I'd just like to say recently we have had a few issues with appliances after years of wear and tear. The maintenance team are amazing, I can't fault them, they are always friendly and I never feel uncomfortable welcoming them into my home. Pickards have recently replaced our fridge freezer with a brand new one and are very attentive liaising via email. We've never had to wait too long for anything. I would definitely rent with Pickards again if I were to move.

Enter our home without knocking or announcing themselves. If they do knock, they open the door straight away before we even have time to walk down the hallway and violate notice period for inspections. Home we're staying in has a severe silverfish infestation which they are doing nothing about despite complaints. One of our mattresses was stained when we moved in, could have been coffee or god forbid, worse.
Kitchen cupboard door wasn't attached either. We moved in mid covid and after a gentle wipe on our dining table, wipe went a dark grey-brown and carpets clearly haven't been cleaned between tenancies and our kitchen sink drain was full of mould to a point it didn't drain properly. Don't trust them as far as I can throw

The staff are all lovely and maintenance team was always happy to help, however, when we first moved into our property it was left a tip by the previous tenants, And as we left the property they tried to charge us for the damage left which we all reported! We've waited 6 (almost 7) weeks for our deposits back! We had mould in some rooms which we were told to just 'wipe off' and had damp in some of the communal areas. they take the deposits off previous tenants but then neglect to actually fix up the property and for the price you would expect far better, you pay a premium but the property we stayed in certainly wasn't worth it. Defiantly would not recommend. Property was also dated, kitchen cabinets damaged, we even had a wardrobe which only had one door- which was hanging off.

I have given this company 1 star because I can't give it zero. Our flat was disgusting when we moved in and no effort was made to clean it, our boiler didn't work (which they didn't fix in the entire 12 months we were there) and the some of the fixtures were broken. We were told the property was fully furnished with kitchen appliances and a TV, which it wasn't.
Their service is slow, there staff quite frankly lie to your face and on one occasion after we had gone to sort out an issue with our rent were practically rushed out of the building and told to email them later. A major issue with the property is actually the maintenance team who look after it. They work independently from Pickard and seemingly take an age to do anything and are very unprofessional to help with.

Being with pickard for two years on a row has caused nothing but stress on me and my flat mates. Firstly, I would give the maintenance team 5/5 stars, they always did their best for us. However, any time we went into the office we were told to put it in a email. Waiting for a response could take up to two weeks or more, sometimes with no response at all.
Our first house we were left without any heating for two weeks during the Christmas period! We had numerous problems with our boiler. We also had problems with mice, as two students who kept the house spotless, we were frustrated when pickard blamed us! All our food was eaten and it turned out mice had got in because of holes on the outside of the house.
This matter took two months to be dealt with. We asked if there was any way they could replace the 200 worth of food that was eaten by mice. We were told, it was our fault and that they wouldn't. Towards the end of this tenancy we made sure the house was spotless before moving out. However, they took money of our deposit and could not email any receipts of the costs of damage.
I had seen the cleaners who went into the property after we moved out. And they had told me they weren't in there long and it was spotless? So I couldn't understand why we were being charged for damage? The second property from the moment we moved in we had nothing but trouble. I had no blinds for a month. The heating kept breaking and we were left without hot water again for up to a week/two weeks.
I had emailed about broken doors throughout the house, which were never sorted. There was continuous mould in the house which took around 6 months after moving in to be sorted. Although issues were resolved, the communication between the staff is awful. We have been lied to on the phone by members of staff stating they had no idea of issues that are going on.
Yet they are the ones sending the emails. I feel that if your a student it's not took seriously and that our opinions didn't matter. I wouldn't entirely say they are the worse company in the world and there's some great members of staff. But I'm appalled how we have been treated.

Overall myself and my housemates had a fairly good experience of this property agent over the 2 years that we used them. When signing for properties the prices were explained simply and fair negotiations were made in line with the standard of the houses. The only issue we found was that we were told some items were included in the house price only to find they were not there when we moved in, this was quickly rectified by Pickard covering the costs of these missing items.
When we moved into both of our houses, there were some issues with the condition that the houses were left in, one being left a mess by the contractors with paint and tools blocking parts of the house and the other was full of litter and was very dusty. Although we had to rectify this ourselves, outside of busy times of year, Pickard were fairly prompt with helping with any issues with the house, from minor breakages to replacing broken kitchen appliances and showers.
In general the customer service was good, they gave student tenants Christmas and Easter gifts which was a nice touch and the maintenance staff were always lovely when they did work on the house. We had a couple of incidents where we made email complaints and the responses we received were quite rude and the complaints were brushed off but mostly any queries we had were addressed quickly and professionally.
The house was secure, and looking past a couple of minor boiler issues (which were fixed promptly), the house was generally warm and comfortable. I would likely recommend Pickard to other students but would be aware that sometimes complaints, particularly at the start of the academic year, take a long time to be dealt with.

We had an 8 bed house with Pickards for our second year and would not recommend them at all! We had barely any communication especially after we'd left concerning the deposit. The contract states a certain number of days to return the deposit to us and they have completely ignored this! Every time we have rang they've said it'll be a few more days - we left the property over a month and a half ago! While we lived their they came in and redecorated without any warning or explanation. Although the house was nice it is not worth the hassle!
