I rarely leave reviews but Omar and his team at Rooftop Living deserve massive credit for the first class service they provide. They have looked after my rental properties for some years now and I have always been impressed with their professionalism. Omar has consistently found fantastic tenants for me. It is very reassuring to know that my property is in very good hands with Rooftop Living. Their service and knowledge of the market is second to none and I can't recommend them highly enough to any Landlord or tenant looking to rent through them.

We were very lucky to get the house due to another group dropping out of Uni. Rooftop Living gave us a call to say they had a ideal house for us in Hyde Park. Not only did they sort us out, but they help the other group who originally signed for the house find a replacement group which can be quite stressful. Appreciated all their efforts.

Top service with great communication. We had very quick replies from the staff, with a 360 virtual tour that was really good and useful showing exactly what the property looked like and a floorplan. We then attended an in-person viewing a few days after which was safe and again very helpful with them answering all of our questions and giving some great advice. Couldn't recommend them enough! Far better than any other letting agent we have used.

I lived in a Rooftop Living property when a student and it was absolutely disastrous. I have had many landlords before and since but am yet to meet any as amateurish and unscrupulous as these cowboys. It is very much a two-man band with Anjam and his father who was introduced to us as "Mick" and dealing with them results in a classic rendition of the good cop/bad cop routine.
The Headingly-based property had inadequate insulation, and in the winter mould was growing making it an unbearable experience. What's more, this clownish outfit sent round their mates to fix the numerous problems - comically on one occasion this resulted in our washing machine being booted until it restarted! The interior was absolutely tired and in need of major renovation.
Most insultingly, Mr Sheikh forced us to hand over excessive admin fees to change names on the contract before we moved in. We did not have to pay a deposit, but as I have read below these are seemingly seldom returned. As well as regular aggressive phone calls threatening unspecified legal action, Anjam charged us late fees on our rent as he had cunningly put the dates to before our Student Finance had been paid - even after this was pointed out to him we were charged 30/person.
In short, this company is shambolic, an absolute disgrace and should be avoided at all costs. Anjam and his self-proclaimed "revered" brand are no more than a bunch of pretentious wannabes who make a living from taking advantage of students - this is displayed in their risible office based near Burley Park.

If I can give it minus 0 stars I would. Exactly like what Amber R said, unprofessional crooks who don't care about their tenants safety or privacy, one time the boiler broke in the winter (the boiler looked like it did it's time and needed to be replaced) and it was really cold, they didn't supply us with temporary heaters and they took their time to fix the heater so we were freezing in that house for some days until they decided to replace (they were annoyed at the fact that their already out of date, broke down heater was repairable).
I had to use my hair dryer as a heater for the time being. My deposit never came back, they don't run it through a scheme which is ILLEGAL so you can't track it however, I didn't know that at the time as it was my first time renting out a house, at the end of the day you learn from experience and boy did I learn, I was naive so I don't blame them for taking advantage.
To be fair I saw the red flags before I even signed my contract as I contacted them for a room and told them when I needed to move in, they contacted me asking for the deposit which I paid and then they said they'll send me the documents and info I'll need shortly however, they didn't and I sent them an email stating that they haven't gotten back to me and I need to move in by this date. still no replies so I gave them 2 days after that I sent an email saying if they don't reply back to me by tomorrow I expect them to refund my money so that I can find another agency.
Can you believe it "miraculously" they replied in less than an hour! so when I threatened to refund my money that's when all of a sudden my email was going through, absolutely pathetic. So much has happened but it'll be an essay.
