Firstly, I would give this 0 stars if I could. Avoid at all costs. Super helpful when you want to get a property but not so much when you can't go through with one. WHEN A PERSON PAYS MONEY TO TAKE SOMETHING OFF THE MARKET AND THEN DOES NOT END UP RENTING THE FLAT, THEY ARE ENTITLED TO ALL OF IT BACK BECAUSE IN SCOTLAND, IT'S ILLEGAL TO KEEP THIS. 5th May - I had an online viewing with Lorraine about a flat in Glasgow.

I paid 200 to secure the flat and take it off the market. Totally happy doing this and I knew it would be taken off the first rent as it's illegal in Scotland to take fees like this unless it contributes to rent or deposit somehow. 16th May - The person I was going to be sharing with sent and email to Amie Philips, the property manager, saying that we could not go through with the flat due to some problem my flatmate had, but we did ask her before hand what would happen with the money and on 12th May, Amie stated that all fund would be refunded. 27th May - The property is back on the market and we still haven't been refunded.

Nor have we been contacted by any member of the accounts team about a refund. 1st June - I contact Lorraine again and ask about this, and she said she would look into it. I gave my bank details to get the money sent over - I really thought it would happen. 13th June - I call Sandstone Property Management and Stephanie(?) picked up and I told her what my problem was and she said the FC was busy so I would get a call back *within the hour*.

No call back. 14th June - I call again just in case they forgot. Stephanie(?) picked up the phone again, and said she would check. I'm on hold, then I get put through to voicemail. So I call again, and again, and again, and each of those times it just rang and kept on ringing. I wait 30 minutes then I called again, and then I pressed 0* and it rang once then went dead. And another 3 times.

AVOID SANDSTONE/GRANT AT ALL COSTS. What George said was correct absolutely terrible response from the guys that work there and the whole company. they are either away on "annual leave" or don't respond my experience has been the same. Maintenance repairs and other serious incidents are never really logged they only really contact you when it's about the money.

And expect you to sort things out between the other tenants. Rachel is slightly helpful but same issue automated telephone line doesn't connect you to anything and you have to email random people to ensure your issue is resolved. They don't care about you or your well-being and the rent is overpriced find somewhere better on Spareroom or something else.

Furthermore if you'd like to replace yourself they may tell you it's not part of your agreement and spaces are full that month so you can't do it. Your best bet is spareroom or airbnb etc

If I could give them a 0 I would. As a flat filled with students, not only did we have to deal with our workload and managing all our assignments, but we had to deal with not having heat for majority of December, all of January, and still don't have heat in February. No matter how often I contacted them, no one was eager to help which negatively affected my workload and mental health. Grant/sandstone completely took advantage of us and took over a month to fix our boiler, but still the heat does not work.

If you are a student (or anyone for that matter) avoid this company at all costs. Never have I had the displeasure of dealing with such an incompetent housing agency. Only 1 person, Rachel, has been helpful the whole time I've been living in this property. Everyone else has done borderline nothing since moving. The only way things have been done is after me trying to contact them for days on end.

Communication is extremely poor. Unless it comes to money. How scummy. The minute it comes down to payments they will make contact instantly, even though I always pay my rent on time. I lived in this place out of a suitcase for 4 months because they flat-out didn't want to do anything about the mould that was in my bedroom. The pillows on the sofa were also mouldy, the house was disgusting moving in.

It took the combined effort of 3 people to clean this place to a habitable level. Even though I was told that cleaners had come to the property before we moved in. A completely blatant lie. Or very poor cleaners. Furthermore, the were gunky, rusty old over trays above the washing machine. Absolutely disgusting. The back, outdoors area of the house was a tip, the outside drain was clogged, poor ventilation.

I could go on for ages. The decided to contact me about an emergency call I made regarding the mould (as it is illegal to have something classified as a biohazard in the property) telling me that I need to pay 62 for the call as it was deemed "non urgent". While that may be fair enough, that phone call was made in November of 2021, and I was contacted in February of 2022.

I didn't get this problem sorted until December of 2021. So not only did it take them over 3 months to help me with this issue, they also decide to contact me 3 months after I made the call regarding a ridiculous fee. Sandstone, or Grant Property, you are wholeheartedly pathetic. You take advantage of students such as myself and exploit us in order to make the most out of us. So once more, do not rent from these clowns if you you value your money and sanity.

0 stars from me! Horrific experience with Grant/Sandstone. Flat was uninhabitable when I moved in and very little help from the agents to get anything sorted. Tried to keep me from getting my full deposit back including paying to fix issues which they had listed on inventory report moving in. Luckily I know my rights but younger students or international students may not! Avoid.

As students, we felt grant/sandstone completely took advantage of us. We moved into a flat full of mould, broken chairs and dirty walls. We had to contact the company several times to fix the mould issue and in the end had to threaten legal consequences to get them to listen. The rent was extortionate for the size and quality of the property. They also refused to give us a full deposit back because the flat needed "cleaning" and due to marks on the walls that were already there when we moved in.

We also left the flat cleaner than when we moved in. All in all, I would advise anyone, especially students, to avoid this profit focused company and look for a property management company that cares about its tenants.

AVOID LIKE THE PLAGUE - the company lacks any meaningful communication, makes promises which they do not keep, and preys on students who need housing. We were promised a fully refurbished flat with new furniture, carpets, etc. we had this in writing. The flat we moved into had shoddily repainted walls and carpets put in, but none of the furniture has been replaced despite us sending requests time and again, always either ignored or dismissed.

It has been 5 months now. The furniture we have is falling apart. We have no direct line of communication with a landlord, only a hellscape of automated emails, no-reply messaging, and forms to fill in whenever we require anything.

Absolutely horrendous to deal with. Always have been, clearly always will. Grant *cough* sorry, 'Sandstone' (yet another rebrand attempt to try and shed their horrific reputation in Edinburgh) do not reply to emails unless they're fobbing you off, habitually gaslight both tenants and neighbors instead of fixing things, only act (if at all) after months of weekly chasers and escalations and threats. Slamming doors waking neighbors up all night and never fixed.

They never pay for communal repairs. The council really should intervene but they're clearly chummy cause Grant get to act however they please and escalating does little. Have even contacted the local councillor. Every person in Edinburgh we've ever known who has ever rented from or been in a block with a Grant flat have complained. Tenants, STAY AWAY. Property owners, AVOID. Manage your own properties or at the very least find a responsible agency. This is people's lives and wellbeing at stake here.

I've had a rather terrible experience with Grant Property, now Sandstone. They do not pay their share for communal repairs, do not fix slamming doors in their property, do not address issues with rude tenants and have been rather rude in emails when I have asked them to contribute towards essential maintenance which I am coordinating. I have asked for contact details for an agent managing one of their properties numerous times and get no response. I wish someone else was managing the properties in the stairwell who had a sense of responsibility.

Personally had a very poor experience with Grant Property. As students we were paying quite high rent for a flat that was outdated and damaged. The sofa broke significantly within weeks and when we tried to get it replaced they did nothing. The blinds had mold on them and had to be replaced with what looked like sheets of paper. They were so thin and did not keep out much light.

Our boiler was broken when we moved in but it was summer so we didn't need it. When it came to winter, it started leaking gas, putting all our lives at risk. They sent out a repair man, and when we switched it on afterwards it was leaking gas AGAIN. We had to use electric heaters and were promised that Grant Properties would cover our electricity bill.

However this never came to fruition and to this day they are still due us 100. We had 2 different contacts, both who were friendly but extremely slow to get anything done and often refusing to reply to emails and only responding when phoned. Overall my experience has meant I will never be using Grant Properties again. It felt like the company was cutting corners at every opportunity, probably because we are students so they felt they could treat us worse.
