We manage property of various types and sizes within Edinburgh and the Lothians. At the present time the letting market within Edinburgh is very busy and we have a shortage of available properties to meet the high levels of demand. This is particularly the case with central one and two bedroom Edinburgh flats.
The letting and management of residential property in Scotland is a complex business. There is myriad legislation governing landlord and tenant law, health and safety legislation as well as consumer protection. Above all else you are dealing with someone's home so everything can get quite emotive for both landlord and tenant.
If you are considering the purchase of a property to let we can provide assistance with your search for a suitable property. We can give advice on the different rental levels and yields available from different types of property or different locations. We can carry out rental valuation visits if you are perhaps abroad or absent from Edinburgh and require someone to view on your behalf. My flatmate and I are first time renters in our 3rd year of university, we have been renting a lovely flat from Dove Davies for around 2 years.
We have a number of trade contacts that are able to carry out upgrading work within a property. This can be from simple decoration or carpeting right up to larger projects that may require planning permission, building control/completion certificates and structural work. These projects can add considerably to the both the capital and rental value of the property.

Pleased with Dove Davies tenant finding service I have just used for my flat. Fraser and office staff all polite and helpful. Dove Davies are happy to provide this service alone if that is all you require. Some agencies make you use their leases. They take the deposit, lodging it in the deposit scheme they use and then it can be difficult getting it transferred to the landlord's scheme and account ref.

They also take the first months rent and subtract their fees before giving you any money that remains. Dove Davies is much more straight forward and I far prefer their way of billing.

2 months after moving in to a flat managed by Dove Davies, my daughter and her boyfriend had a problem with dampness in the bedroom. They contacted the agent regarding this and instead of sending a builder who would know what he was talking about, they sent someone from their office and this clown said it was due to condensation. Their reason for this was clothes being dried on radiators throughput the flat ( there was a hoodie on the radiator in the living room) They allowed my daughter to get a builder to inspect the flat and submit his findings.

He provided them with extensive photographic evidence of problems with windows and exterior walls, yet this still didn't convince them. They were that clueless that instead of contacting the owner of the property, they wanted to contact the factor as it was a communal building. My daughter and her boyfriend had no option but to give up the tenancy as it was affecting their health.

Even after moving out, the agents were still trying to get money from them, coming up with nonexistent problems. They said the water tank was leaking and that this problem had started during their tenancy. They soon changed their tune when she told them that I had gone through the whole flat checking everything and there was no leak. They don't even prepare the flats for new tenants.

On the day they moved in, worktops and surfaces were all sticky and dusty, and marks on walls and broken window blinds which they were told would be sorted before they moved in, still hadn't been done.

Dove Davies looked after my flat for over 20 years and they were excellent. Always professional in their dealings. Always prompt with payments and if there ever was an issue with a tenant or repair I felt it was always handled sensibly. An excellent service and would highly recommend to anyone.

We let our flat via Dove Davies and found them to be excellent. Advertising and selection of tenants was efficient as was ongoing management and liaison with tenants. I particularly appreciated the way they dealt with any minor issues that arose - usually without the need to contact me. This was beneficial to both me and the tenants. I recommend Dove Davies to both landlords and prospective tenants.

We lived in a Dove Davies flat in Edinburgh for 3 years. On our move in day Dove Davies gave us the keys to the wrong flat. The flat obviously hadn't been deep cleaned either. If it had they would've noticed the previous tenants had graffitied "Prick" on a teapot in nail polish and left it for us on the dining table. Dove Davies were lazy and slow in responding to issues.

Three months before we moved out our boiler broke. Dove Davies made little effort to remedy this issue and we went without hot water for the entirety of our final three months. Any issues we reported by email always needed chased up by phone call if they're to be addressed. The staff have a no-nonsense attitude which has benefits but at times they seem irritated by your call.

Our worst experience was with the woman who ran our let who was consistently short and became rude and unprofessional in dealing with the boiler situation. One time our shower burst in the middle of the night. We tried to call the emergency plumbing number in our tenancy information pack but found the plumber no longer worked with Dove Davies and hadn't for years.

To make things worse the emergency contact number for Dove Davies was also outdated. The consequence of their mistake was water damage to the flat downstairs and a very angry neighbour. Dove Davies are a very low maintenance landlord which did have its advantages at times. We found they were not bothered about the timeliness of rent, often left us to calculate our own charges, and were lenient in charges to the deposit on moving out. However, if I were a landlord I wouldn't trust Dove Davies to look after my flat.

This review is in reference to a flat viewing, not currently a tenant: My interaction was with one of their agents, David, on Thursday the 24th of June. I've been renting and interacting with letting agents for nearly 10 years and I haven't had an experience as polite and thorough as David was at our flat viewing last week. He helped provide a great explanation and walkthrough of the flat, as well as thorough answers to the few questions I had.

Lovely flat in the centre of Edinburgh for a total of two and a half years, my girlfriend and her friend had for the first 1 and a half years then I moved in and have been in the place up until March this year. No issues with dove Davies in regards to the flat and time there. Spoke to Karen on the odd occasion and she was nice. Got an email stating thanks for leaving flat in the way we did, especially after 2.5 years, which was nice as we liked living there and we kept the place as if it was our own.

Only real issue is the communication, especially once we moved out. We got that email a few days later than thought and have heard nothing back about our deposit since, they also got the dates mixed on our tenancy agreement with safe deposit Scotland. Lease started 7th, they stated 18th. Probably a small error on there behalf. I believe the flat has been rented out again, after seeing it posted within a few days and taken off within a week, and I believe that the new tenants won't have an issue, well maybe correspondence towards the end.

Would of been 5 stars if communication was better. have had a bad experience over the phone when phoning to enquire about deposit. When asking about deposit I wasn't met with a nice response on the phone that seemed quite defensive. I still haven't heard from Neill who stated he would reply almost a week ago. Taken a back a bit by the staff member on the phone didn't expect that from dove Davies.

Information still not updated on safety deposit Scotland. Heard nothing back, yet they've rented the flat back out, Don't seem to care much once you hand the keys back. After a couple weeks we were given an update. Place left great bar 20 for a cracked fridge drawer, fair enough, and the opportunity to give the oven another clean, I thought I'd done a good job, especially after 2.5 years, you'd expect to find a bit of wear, however under light/closer inspection, it wasn't and luckily, dove Davies let us go back in and give it another clean instead of paying someone else to do it. so we did, got it sparkling, so thanks for the opportunity to let us do this. Deposit not back yet, but they do have 30 working days so due back very soon. All in all, a good letting agency! I would advise checking them out if you need a place to stay.

After what was a horrendous week due to my original move falling through due false advertising with a different letting agent. I ended up having less than a week to find a new flat or risk being homeless. The staff at Dove Davis were amazing. I emailed late Friday night, got a response 8.30 am on Saturday, viewing Monday and the paperwork processed by Wednesday.

I genuinely can't thank the team enough for their rapid response, quick turn around of paperwork, excellent professionalism and just being generally lovely. Would 100% recommend to anyone.

Renting can sometimes put you at the mercy of unfair letting agents or landlords, but we found Dove Davies to be absolutely fantastic throughout our 18 month let. Every time there was an issue with the flat they were happy to help and sent out professional tradesmen immediately. There was always someone to answer our call or reply to our email. When it came to leaving the flat they were very helpful, advising what we needed to do in terms of cleaning, being flexible on handing back the keys and being transparent on the deposit. We were sure to clean the flat well and received our full deposit back which was great. Would gladly let one of their properties again.

Critical: Professionalism We moved into our flat which was clearly not deep cleaned before hand due to bugs being all over the flat. We looked after the property and left it in a much better condition than what we found it in but they still heavily charged us taking from our deposit. Extremely unprofessional.

Dove Davies was our letting agent in Edinburgh, for a city-centre one-bedroomed flat we owned, for about 15 years. All in all this was a positive experience. The place was never empty. The tenants always seemed to be carefully vetted. The account was well managed. Communications were generally good. There were a few occasions when we would have liked things done more quickly (repairs, maintenance) but they always got done in the end. Dove Davies showed an equal regard for our tenants and always represented their requests to us fairly, which I take to be a hallmark of good letting agents.

Dove Davies & Partners is an excellent company! We have used them for over 8 years now and have found them to be very responsive to our needs and professional to deal with. They have also been very proactive in making recommendations that would help maintain our property and make it more marketable for future tenants. In the past 5 years our property has had 4 tenants but vacant for less than 3 weeks. Excellent service and would recommend to anyone especially if you live overseas like we do.

Absolutely agree with reviews stating this is THE MOST UNPROFESSIONAL AND RUDE company I've ever had the misfortune of dealing with. They have been utterly useless and even our landlord called them "bawbags". We had no heating or hot water for SEVEN days and they couldn't have cared less; failed to update us, failed to be apologetic or even courteous, failed to reply to emails and failed to resolve the situation.

Believe me this is only one of many horrible encounters with the gobby unprofessional staff members. I truly believe the good reviews on this page are merely a result of the staff sitting writing them themselves whilst they should have been trying to do their jobs. RUN and NEVER look back!

I have to say that we have had an excellent service from Fraser and his team, they dealt with our property with the minimum of fuss and as a landlord knowing our property is in safe hands makes it so much more reassuring. There are many unprofessional and unhelpful agents our there, Dove Davies are not one of them!

Very professional agency, handymen coming after two-three days, excellent manners and quick return of the deposit. If I had read the other reviews before my tenancy I would have never rented my flat from them, at it would have been a shame. I'm happy and would recommend this agency.

Summary: Having been renting for 7 years - this company is by far the most unprofessional and rudest letting agency I have been with. I recommend every tenant and landlord to stay away from Dove Davies! As a tenant with Dove Davies, I can wholly agree with the negative feedback mentioned by the other reviewers: They promise one thing on the telephone and send something else by post i.e.

I was told that a contract extension of 12 months would be possible - what do I get - a notice for repossession and a 6 month lease - 1.5 months later (the contract arrived at the end of the first month's new lease + a notice for repossession). Second example: The other day, they sent out an email to all of their tenants with all the tenants email addresses visible.

It was interesting to see how many people I knew where on their roster, however, I would not consider this as a professional interpretation of the data protection act. These are only the latest events - things were much much worse when moving into the property. In general, nothing happens after the first contact attempt. Sending emails is useless, staff replies but one gets the impression they just read half of the email - in general: Extremely bad customer service.

I left a Dove Davies flat 2 years ago, then I get a letter through the post stating that I now owe them 700. For what? For numerous things "slightly damaged cutlery". "missing bird basket" what?. damaged "bridge of the canal". WHAT? Basically, just be warned that like any letting agency they're vultures. I even got photos through of a broken electric hob, now I definitely remember getting drunk and lighting my cigarettes from the gas. AHA! 1-1 Dove Davies. Just be wary.

Agreed, definitely would not recommend. Staff are all smiles and pleasantries while you sign up with them, as soon as you're theirs it all goes downhill. Expect expensive and shoddy repair jobs, lack of communication and general disinterest in sorting out any problems.
