We worked with The Flat Company for 15 years as landlord and always had great service from them. At the end of this time, we had significant problems with a tenant. The Flat Company, and Lauren Mills in particular, were a tremendous help during this time, helping us to manage the issue and ultimately helping with the sale of the property. The firm demanded that on top of a deposit, tenant's liability insurance had to be purchased. I have communications from them proving this but they'll probably make up something about never having heard of me. Super shifty and potentially unlawful. So obviously I didn't take out the lease. This firm is not to be trusted. Re: the comment from The Flat Company below; It absolutely is the case that they unlawfully demanded that I take out tenant's liability insurance at the time. I have documentary evidence to prove it. That The Flat Company would dishonestly claim the opposite says a lot about their integrity.

The worst company ever. Our flat is a 4 room flat and during the viewing, we like how all the bedroom is spacious because that's what we want. However, when we move in, the 4th bedroom is moved to the lounge and lounge to the 4th bedroom. The bedroom is very small! On our first day, we only get one house key because other spare key is at the cleaners and not even at our agent.
We get the key after 5 days! On the first day, there was a leaking at one of the bedroom and when we switched on the light, the bulb explodes. Imagine how dangerous this can be for the tenant! We had pay all of our deposit and first month rent on 25 May but suddenly we got an email on 7 June that we have rent outstanding for June! And there is a fee of 10 per day charged for everyday the rent is late after 6 June. We are so frustrated and finding ways on how to complaint on this.

I have been renting my property through The Flat Company now for many years. Yes, there have been ups and downs but never with the management team looking after the property. Covid meant the flat was empty for several more months that I had budgeted for but The Flat Company did all they could to let it as soon as there was a possibility. Lowering the rent of course ensued but I have confidence we will hopefully soon make up for the unlet time and the lower income. Lauren Mill in particular has been very involved with my property for several years and her attention to detail and service is exemplary. She is a star.

I have used the Flat Company for all my visits to Edinburgh since discovering them a couple of years ago. We often need short notice short term lets and Matthew and the team always go above and beyond to help us find what we need and when. Great standard of properties and great service. Matthew helped us putting our flat on the market taking care of all the aspects of the letting, from market research on similar flats prices in the area to the ad pictures or advice on furniture, without mentioning choosong the tenant and checking their references and suitability. Matt was extremely available, quick and responsive at any stage and advised us for the best.
We were extremely satisfied and chuffed to see TFC's promise about estimated rent price was kept and the deadline for finding a tenant was met well in advance to what agreed. Thanks Matthew and Flat Company, absolutely recommended.

I rented a property with the Flat Company for 18 months and had excellent service from check-in to check-out. Lauren was a fantastic property manager, and was very quick to respond to any queries I had throughout the process. The flat was very well-maintained, and all maintenance issues were dealt with very quickly. Would definitely recommend!

Expect the Flat Company to shirk any responsibilty, fail to act on any of your enquiries or complaints. They generally treat their tenants with total contempt. That professional cleaning service they claim your flat needs when you leave on which they spend your deposit it just so happens to be owned by the same people who run the flat company, coincidence? I think not! Totally corrupt company.

I've rented from many agencies/landlords in the past and I can say beyond a shadow a doubt that The Flat Company is the worst. The employee's fall into one of two categories. The first are just incompetent bimbos who forget to send emails about inspections, forget to reply to enquiries, or claim you haven't paid your rent when you have. I've had random viewings with no advanced notice.
They just walk right in while your sitting in your dressing-gown and act like it's you who've done something wrong. Expect regular "Oh sorry, their on their lunch brake" if you ever try to call them. The second category are much worse, not so much incompetent as just plain corrupt and rude. Nothing to them is ever the responsibility of the flat company.
In their eyes their responsibility is to take your money, nothing else. They will charge you for basic maintenance and shout at you over the telephone for any little thing you complain about. I've had an employee openly admit to me he lies to tenants to get them to pay up (which came in useful when he tried to lie to me later on, threatening me with legal action).
They ignore key clauses in your contract if it's an inconvenience to them. Make a record of anything they do because their computer system "mysteriously" deletes records of anything that may be a hindrance to them in future Oh, and your deposit? Your not getting it back. Sorry. They do an inspection when you leave and they'll find something wrong.
I got charged 40 for an incomplete set of keys and 50 to remove a fold-away clothes horse. They also charge for the property to be professionally cleaned which is strange because you won't have moved into a professionally cleaned property From a landlords point-of-view I'd watch out also. They'll push you heavily to renovate with your money to push up the market price regardless of how profitable a venture it may be for you. In short, they have "wankers" carved into the plaque at their offices for a reason

The Flat Company are not good landlords. The rent is often extortionate, and they continually up the prices on their flats. We've had numerous complaints with them - often things we report as needing attention go ignored. The flat was full of old crockery and utensils in all the cupboards, which can be useful but most was not clean. That being said the flat was fairly clean when we moved into it.
Now coming to the end of our lease, the company are holding viewings for new tenants, organising multiple group viewings with no representative of the company present and with no notice to us whatsoever before hand. We have had this for two weeks and they still will not contact us despite our attempts. Generally a very poor experience. Wont be renting with them again.
