Great customer service. Staff are always friendly and polite and prompt in their responses. Minor maintenance issues we've had have always been completely quickly even when they aren't priority repairs. I've been a tenant for 3 years and I've never had an issue with neither the letting agent or the landlord. Extremely happy to continue to live in a CPS managed property. Recent experience with Sam in maintenance for a request to the landlord. Extreme quick and punctual and can't thank him enough for his service! :

We've just bought a house through CPS, and we were delighted how things went. Obviously the agent is paid by and represents the seller, and Angela did that, but at all times in the process she communicated clearly to us what the position was. In particular as we got close to completion she was fantastic: there were some delays coming first from our side (solicitors taking longer than expected) and then from the vendor's side, so that in the end we exchanged and completed about 3 weeks after we'd expected, and I think both parties were a little nervous that things might fall through (we were certainly very tense at the time!).
But Angela helped keep everyone calm, and communicated very clearly as to what the delays were, so that we were all reassured that it would go through in the end--which we did, and we're absolutely delighted to be settling in.

CPS Homes sold my flat for me and I found them excellent. When i put it on the market their selling fees were a fair bit lower than many other estate agents. Because of Covid and also waiting for probate to come through, the process was dragged out a lot longer than expected, but Angela and Sian always kept me well informed of any news or issues. All in all I was extremely happy with my experience with CPS.

Avoid this estate agent at all costs! As a buyer, I was looking for a property in Cardiff and came across a property on Rightmove which was advertised by CPS Homes. My experience with them and the vendor on buying this property has been a disaster. I had to constantly call them to find out when I can view the property and felt like I had to keep chasing the agent who was dealing with it (Angela).
She wouldn't call or let me know any updates about my offer. Eventually my offer was accepted and I got a surveyor out within 48hours. The report of a surveyor is very costly and within a few weeks I had another viewing. There were some problems with the roof which I asked if the vendor could fix or I would reduce my offer. The vendor agreed to meet with me but didn't show up on the second viewing. Angela was clearly very angry with the vendor and vented out her frustrations which again looked very unprofessional. Later, I found out from the manager (Sian) that Angela and the vendor had an argument which has now left me in a loop hole.
I think they argued about him not showing up on the second viewing and to my amazement, the vendor then pulls out of selling because he argued with CPS Homes agent Angela. Now i have lost out on costs paying the solicitor and the surveyor. This house was on the market for a whole year and now the vendor decides to take his property off the market. It's very unfair on buyers as it's very costly trying to buy a home. The law needs to change around this, the person who pulls out should incur the charges.

CPS has provided appalling service to the student tenants of a house in Cathays. Our son is one of the 6 tenants. We have had to intervene twice in two months to try and get CPS to make the landlord carry out fundamental repairs: 1st, to the broken boiler and 2nd, to repair a badly fitted and leaking shower. On both occasions, CPS was content to string the students along for *weeks* while the problem continued or -- in the second case -- deteriorated, leading to the collapse of the ceiling, with risk of electrical fire. Promised actions were not taken.
On this evidence, CPS and this particular landlord are not fit to have responsibility to young people who lack experience to challenge unscrupulous behaviour. CPS effectively colludes with the landlord to the detriment of its own clientele. We have raised this problem with Cardiff Council and hope for action. Beware!

Friendly staff -- the only positive thing about them. They prey on students who don't know their rights and regularly break letting laws. They will access your flat without prior consent (or knocking), will arrange viewings and visits with as little as one hour's notice, and expect tenants to allow viewings a year in advance to the move out date. (Illegal, illegal, insanely problematic and bordering on illegal.) On my move in date I arrived at the branch and was given the keys without showing a scrap of ID.
When I asked for my landlord's contact details in writing (following a series of ongoing issues with the property) they at first said I wasn't allowed them, despite the laws stating I was. After I visited them in person and demanded them, they relented. only for another member of their staff to make a snippy comment about how I have to ask for it in writing.
He shut up when I informed him I had, two months prior. Expect them to fob off their responsibilities at every chance they get, to lie to get you to sign the contract, and squeeze every single penny they can out of you. Every issue you raise will be one they tell you to pay for and they're the only agency I've encountered in Cardiff (so far) who will charge YOU a fee if THEY make a mistake processing your rent. The Cardiff Bay branch has more reviews. I strongly recommend reading them and avoiding this company at all costs.

Cpshomes charge extortionate agency fees and pressurise 1st year students into signing up immediately by suggesting they have 5 other viewings that day and if you don't sign up now., then you will lose the property. Students end up paying 25% of their rent +vat as an agency fee. Never to be seen again. No cooling off period. This can easily total 600 for one property and 30 minutes of effort from the arrogant agent. The Goverment is banning Agency fees yet Cpshomes still insist on ripping students off. Students avoid this agency at all cost!

Their policy seems to be, smile and be nice to new customers, but don't feel the need to hold back sarcasm and attitude when they're tenants calling for help. Here are some moments I've experienced as someone renting a property through CPS 1. Waiting weeks for repairs yet always being assured that repairs will come soon 2. House viewings going from 24 hour notice, to 1 hour, to none in one case 3. Calling up to ask things, only to be treated like I'm stupid and a nuisance for asking. (I have a learning disability) 4.

Students BEWARE - My daughter moved out of a terrible place on Fitzroy Street, to which I had to make some repairs so that 3 young ladies could have some privacy, put up curtain poles which were down from previous tenants, bought blinds from Ikea (out of my own money) and put up near the bathroom. The kitchen wiring was dangerous (I am an electrician) the smoke detectors were going off day and night because they were incompatible types on the same circuit.
My daughters room came with a resident mouse. My wife and myself cleaned the place from top to bottom when the student left to ensure they got their deposit back, but guess what, over six months later the have the audacity to deduct 360 for a less than honest check out procedure and charged for things which were untrue. They charged for new locks - all the keys were returned, they charged for cleaning - we left the place cleaner than we found it and I carried out repairs!, they also charge for a broken cooker handle which was broken when they arrived as I tried to fix it as best as I could, with insulation tape (temporary repair) I left CPS homes a list of these problems, they now deny they had the list. DO NOT TRUST this company, Unfortunately my daughter did not chose CPS or the house as she was in Tokyo at the time, the previous place they rented from Abraham Estates was in better repair and when she left we done the same clean up operation and she got her FULL deposit back. I tried to leave a review on the google search page and for some strange reason it won't let you leave a review, hence I found this site where I could!?
