With over 30 years experience in the property management industry Liv 'N' Let are a respected letting agent within the community. Since opening the office in St Werburghs in 1999 Liv 'N' let has evolved into a leading independent letting agency with an ever expanding portfolio. Live 'N' Let are members of the Association of Residential Lettings Agents (ARLA) and the National Approved Letting Scheme (NALS). We are also designated as a "Safe Agent" that holds tenants deposits in an approved deposit protection scheme.
When you call into the office we will and can provide more comprehensive advice aswell as written information. As a prospective tenant your first step is to register with Liv 'N' Let and find a suitable property with our on line property search. When you have found a property that you like the look of phone the Liv N Let office to arrange a viewing.
We have found that a good relationship with tenants is the key to a smooth running tenancy. As property managers this relationship is our job, but it is important that the tenants should feel comfortable in their home and that they are receiving value for their money. A well presented and maintained property in a good decorative order will achieve a higher rent and tenants will treat such a property with greater respect.
Our Letting Only Service provides advertising on several property portals including Rightmove, Zoopla and Gumtree. We charge an initial Landlord set-up fee of 240.00 followed by a percentage on the monthly rental income. Liv N Let are just the best when it comes to finding and renting property, and I'm happy that I was able to find a lovely place to rent as a student for good prices and location. The best part is that Charlotte was able to help me and my friend every step of the way, whilst being kind and wonderful every time we spoke. Problems right off the bat. Week 1 of moving in we notice a leak coming through the fire alarm system, causing the alarm to go off. One of the team members of Liv N Let come round to check and claim it's air freshener and that it's our fault. Mmm, brown rusty air freshener on a fire alarm. You can see the origin of the stain was from rusty water or something coming from behind the wall. No, definitely air freshener, easily dismissed.
Of course. This was a definite health hazard that would be brought up a few more times following this visit, nothing done just the air freshener excuse. This came up again shortly before I moved out when we were charged 75 as there was 'damage to the fire alarm system'. Months after moving out and there's no sign of getting my deposit back. These people will ignore your emails and calls.
They were happy to contact me and ask for the 50 fee for changing tenancy agreement, but quietened down when I asked them to take it off my deposit and asked when I would be getting it back. When you do hear back you'll be told 'it's actually Emily that deals with deposits returns, so I'll have to get her to talk to you when she's back in' and shortly after emailing Emily to ask for your deposit she'll say 'the person who handles the deposit returns is off today' Bunch of dodgy wind up merchants, terrible company. Do everything in your power to not use this company, I promise you.

Firstly I'd like to express massive gratitude to Charlotte who was responsive, friendly and informative during the whole process. Liv n let are a great company and were extremely helpful throughout. I'd recommend them to anyone looking to rent and not have to worry about the standard stresses that come with it as they have been non-existent.

Been waiting for 7 weeks to have a 750+ deposit returned for a student let. sent tons of emails to have just been ignored! 20 days ago told I'd have my deposit with 7 days. again emails ignored. This feels like one of those companies you see on TV that are in the business of ripping students off. Just taken my complaint to the ombudsman and ARLA. fingers crossed!

My experience has been very positive. Charlotte, Emily and Dave were very helpful and friendly. Charlotte came in on her day of to process the paperwork quickly. Was able to move in as soon as possible after first viewing the room. Sorted an issue with the cooker within a day. Much appreciated, thank you.

I recently moved into a house under the management of Live and Let and am very happy with their service as letting agents. Emily, who deals with our house is super friendly and so helpful, she is always happy to answer the phone when I have any questions and she made my moving in process a very easy and nice experience. Live and Let continue to be very helpful with the house, always answer our calls/emails promptly and whenever the house needs gutters clearing or new boiler etc, they have sorted it straight away. very happy with their service!

Complaint Hello this is a complaint about your sevisis that u have provided I was forced out from my room on the 16th of April I was originally told by "Georgina" that I didn't have to leave my room I was told that I had to be there in the day of the 16th to move one or two things from my room so a plasterer could touch up the plaster around the new fire alarm that was fitted and left in a terrible state four months earlier as I had complained about and I had to clean up t.

Lived in a property managed by Liv n Let for over a year and were beset with problems and reasons to complain right off the bat. At one point they claimed to have fixed a leak in our roof that then continued to drip jnto my bedroom while I was away on holiday, destroying 100's in belongings. Several requests for compensation later, no progress had been made and I gave up.
Our lights didn't work for around 4 months despite constant requests for it to be fixed. Electricians and other workers were sent round with zero notice. Our gas meter was connected to both our flat and the one downstairs and they were never separated despite it being promised at the start of our tenancy. A gaping hole in the window-frame - present from day-one - of one room never got repaired, leaving the room almost unlivably cold until we fixedt ourselves.
When moving out, we left the flat in far better condition than when we moved in but they still had the gall to try and hold onto 40 of our deposit for supposed 'cleaning fees.' Needless to say, we contested it and won. I've had to deal with some awful letting/management agencies in my time, but this is by far the worst. Either utterly negligent, utterly incompetent or utterly corrupt and I can't decide which would be worse. Avoid if at all possible.

This lettings agency based in St Werburghs offers a wide portfolio of properties for rent, with a truly personalised service. The staff are consistently friendly and will give each prospective tenant commitment and will endeavour to find the perfect rental property. Their office is based on Mina Road, and presents a modern and well run establishment. There's a large map of Bristol on the back wall which enables you to gauge the area which you're being offered, and then they'll arrange and carry out viewings for you ar your convenience. They manage a large percentage of the properties they let so if you embark on a tenancy and an issue arises, they will fix the problem promptly and professionally.
