Digs Digs Residential Lettings is a long established lettings and property management agency, with an extensive range of rental accommodation for students and young professionals in Bristol. Digs Residential Lettings manage and let student properties in Bristol since we opened our doors many moons ago! Abode was set up in Clifton, Bristol in 2001 and the digs office followed in 2011 and has grown year on year. Looking at the reviews I'm kind of glad this happened to me despite now being cold, angry and upset. On the one it was arranged the viewing will be 1:40 when I got there 10 min early and they didn't arrive by 1:50 I rang them and they said my appointment is at 2:30. I wondered until 2:20 and got back and waited until 2:50 and they told me that the viewing already happened despite being there for nearly an hour and ringing them twice.

Worst company imaginable, I would leave a review of 0 stars but the lowest is 1. I must repeat, do not deal with this company, do not communicate with this company, do not acknowledge its existence

Critical: Professionalism Asked to enquire about a 3 bed property and Digs responded that they only wanted a 'mixed group' of people. What? A 3 bed property and somehow they are trying to discriminate? How unprofessional and completely wrong.

Critical: Professionalism, Quality, Responsiveness, Value Awful people terrible service and they'll rob your deposit over nothing! The only reason they are still in business is because their customers (students) leave town each year.

In line with 95% of the other reviews for this company do not go any where near them. The only reason my son used them was because he left getting his property a little late and there weren't many options. There was a mouse infestation, that my son reported and it was only when a parent got involved that the company moved on the issue, that shows complete disrespect to the students who are paying the rent!

After many many phone calls and calling back and chasing, my son was given a new mattress and refunded for the items that the mice had left their mark on and chewed. During this time my son had no where to sleep, because he didn't want mice running over his face in the night. We were told by Nick Jackson that if it was his house he would just flip the mattress over and sleep on the other side, he seemed to think we were wrong to ask for a rent rebate for the nights my son couldn't sleep at the property!

There was also a hole in the floor that had a wobbly plank put over it, trip hazard, smoke alarm had no battery in it yet we were told there was an inspection before my son moved it. Clearly not. If this was the case the smoke alarm should have been tested. In a nut shell just STAY AWAY. Yes Digs eventually did resolve but it took grit and determination to take them on. Nick Jackson (General Manager) was not the most professional person I have come across and seemed to think that we were making a fuss over nothing.

Critical: Value They won't open your room even though you are locked out. They never answer your phone. Complete bs and toxic letting agency. They are good at snitching ur money tho. GL on your business

If there was an option to put zero stars, I would. Do yourself a massive favour and DO NOT rent any property from Digs. They might seem super nice at the start but that's really only a facade and don't let that deceive you. They are exploitative, very unresponsive when it comes to any flat issues (they honestly couldn't care less if your flat was on fire, but they would be the first to charge you exorbitantly for the slightest bit of damage), horribly incompetent (but they push the blame on you!) and extremely rude once your tenancy ends because their customer service is literally limited to your tenancy, and even then it is the worst customer service ever in the history of customer services.

I was in their office and saw one of their senior staff members hang up the phone on a customer when it was clear that the customer was complaining to them about their services. Digs only cares about money and that has been evident time and time again and I am quite shocked that these crooks are still allowed to be in business.

Critical: Professionalism I had a viewing at 10:30 and I HAD TO CALL THEM at 10:30 and they cancelled it on the spot. I travelled for one hour to come see a flat and they cancelled it, blaming it on "outside" people. Ridiculous and horrible. Just shut down already, you aren't doing anything right anyways. Save us some time

I rented a room in 2016 with this agency. They called Terry Olpin, after two years they changed their name to Kingsly Thomas and a year ago to DIGS. Do not rent with them they do no protect your deposit. They try to charge you for council tax that they do not pay because they declare the flat as student flat. They try to charge you for maintenance repairs. Awful do not rent with them. Also they full the rooms available and if you have issues with the new tenants they do not care.

TERRIBLE SERVICE. My partner and I enquired about a flat and arranged a viewing. Digs were late to the viewing and then after I said I liked the flat, would not let me apply for it. This was due to me being a student (even though I am a fully paid PhD student and the advertisement for the flat said students welcome to enquire). I felt they were very rude about the whole process (I dealt with Mandy in particular) and in hindsight I am very glad I never rented a property through them.

Avoid at ALL costs. They are crooked people. Even if you think "it can't be that bad", it will be worse than you could have ever imagined. Digs gave us incorrect meter readings at the beginning of our tenancy and supplied our energy company with the wrong meter number which lead to us having to pay a 2000+ energy bill at the end of our tenancy. We moved into a house in a state of complete disrepair and had to wait months for serious issues to be fixed, and many things were never fixed at all.

In one of the bedrooms there was a plug socket hanging from the wall with exposed electrical wires - this was never sufficiently fixed and they tried to charge us for it at the end of our tenancy. We were also left WITHOUT ANY HEATING AT ALL in the middle of January, which is against the law. If you care about your mental health do not rent with Digs because you will be left with lasting emotional issues.

If you are currently in the unfortunate position of renting them, make sure you have pictures of every corner of the house from the start of the tenancy because they will try to charge you for anything they can, even if it is clearly not the fault of the tenant. When they try to take all of your deposit at the end of the tenancy, you can take the dispute further to the company that holds your deposit and you will likely get most of it back if you have this evidence. You can also contact Bristol City Council during your tenancy who can take legal action for any breaches of the Housing Act 2004, and trust me, there will be many breaches.

Honestly it CANNOT get any worse than this. I rented through them 3 years ago (in my first year of Uni) and I am shocked that they still exist on the market. The flooring of the apartment I rented was completely ruined so I had to lay down a carpet (without using any adhesive). The same day one of Digs workers came to fix something and saw the carpet and Nick (the manager) called me later that day, SHOUTING on the phone and saying that I just breached the contract.

I was so confused and did not even get to say that we did not do use any adhesive as he HUNG UP THE PHONE. I went to the office later that day to explain the situation and we clarified that first, the deposit which we have given would have covered any damage to the floor anyway and second, how dare he raise his voice at a customer? Also, the property I rented through them was supposedly cleaned and ready for the new occupants - however we found dirty underwear under our beds and the property was full of hair and overall was not cleaned at all.

I still have pictures of this and have raised it with them at the time. We were also charged the full cleaning fee at the end even though we left the place spotless (although Nick initially said we would not pay but he could not remember this after a whole year). More to this nightmare - we had to pay the rent cash at the time because I did not have a UK card and once they counted the money at the back and then came back saying some of them is missing and we have to pay more (even though we counted it so many times in advance to make sure was all there). The stories go on and on. Just a pure nightmare and I would never ever rent through them again or advise anyone to do so.

I'd rather be homeless. As an international student, it was hard to find accommodation in Bristol. I signed a one-year tenancy agreement. When I moved in in September, the flat was filthy. I made them aware of the situation by sending them all the pictures and they told me not to do anything and that they were going to take care of that. The company called somebody to clean and fix some of the broken stuff in the flat and told me not to worry about it.

Everything was cleaned and fixed during the year, and I got back to my country following lockdown. However, to get my deposit back, the agency told me that they couldn't do a British bank transfer, which is quite odd. They told me to get the cheque at the agency, but obviously, it was dangerous to go to the office because of COVID. So, they deducted 25 from my deposit to do an international bank transfer whereas I had a British account.

To top it all, they deducted 50 from my deposit for the cleaning that has been done when I moved in, and 7,50 for the absence of a mattress cover that I never got in the first place, in addition to the rents that I had to pay during a lockdown. They have already been involved in lawsuits as professional scammers. Please don't ever deal with them.

Nothing but bad experiences. They lied about the rent of the flat we were viewing and only corrected themselves as we were already signing the papers. Now that we are in the flat, they have been even worse. We have been left with a broken oven for 2 weeks and a hideously mouldy bathroom since the day we moved in. Every time I call or email they do not have any recollection of my previous complaints. Advice for any prospective tenants: use another service! Abode on Whiteladies Road is infinitely better.
