At the same time we understand that an empty property is costly and so aim to find tenants as soon as we can.

If you are coming from outside Liverpool to see us, the following directions will take you from the M62 to R door. At the end of the motorway you will approach a set of traffic lights just before a flyover. You want to be in the far left-hand lane and take the slip road onto Queens' drive. There is a signpost for the University Halls of Residence.

I had a very bad experience with R-House. I took apartment on rent from them and experienced following - 1) Huge deduction on my rent deposit without justified reasons. 2) They denied to complete reference check for next apartment until they deduct deposit as per their choice. Very unethical. 3) Poor service even after multiple calls and email on maintenance issues faced in apartment. 4) Very rigid in attitude. I hope not to deal with them again.

Unprofessional. The location of the house we rented was perfect, and an okay price. But whenever we needed help with ANYTHING it would take a ridiculous amount of time and effort, so much so that when our fridge broke they ignored emails, had no sympathy for all of our food going off, but did replace it once they understood the severity of the problem.
Now our tenancy is over and we are battling with them over a 100 deposit each, as they are claiming we never paid a deposit and have no evidence of this. Many times we would ring them and get no answer, even when I was moving into a new house and my new letting agents (Now Rooms, would recommend) needed to contact them, they didn't answer to them.
During the year letting with them, I have just been consistently shocked at how unprofessional, and sometimes rude they can be. It is such a shame, as the houses they offer (if ours is anything to go by) are of a good quality, but their communication as a 'professional' business is just beyond frustrating.

I took up residence at a site which had so much potential in Liverpool City Centre. False advertisements, treated residents like children and did not listen to advice given. Internet still isnt acceptable well over 14 months in and admin is a disgrace! Would love to go back to the site but not with R house (L1 Lettings) involved!

The staff who work there are really nice and helpful but when it came to the return of the deposit they decided to take off an extraordinary amount of money (150) for two very minor things wrong with the property, which was left in an otherwise spotless condition (we touched up paint work and cleaned everything to a professional level clean). Was very disappointing to have this much money taken off, especially as most of the amount went on replacing a very cheap item of furniture which was already on its last legs and could have been replaced like-for-like from Bulky Bobs for about a tenner.
You may be wondering why I didn't argue with the DPS scheme but truth be told I needed the money back quickly and have been let down by the DPS before (they seem to favour the Landlords not the Tenants). So to summarise: Nice helpful staff but expect to be rinsed when it comes to your deposit being returned.

Absolutely horrendous. Had problems every step of the way. In September my house was still a building site, couldn't move in for a month. When we eventually did move in there was no privacy having builders there daily, leaving the door open leaving the property unsafe. This work was not complete until November. Further to this we were still expected to pay full rent for this property which we could not live in.
My house contract ended 2 months ago and I'm finding it impossible to get back my deposit despite the property being as it was when we moved in. This company is terrible at communication, organisation and customer service. It is fair to say the way we have been treated is unacceptable and I have no idea how the business is still functioning. Clearly the kind, passive nature of students is the only way their terrible services are still being overlooked. If a professional rented a house from R house their service would be deemed unacceptable and action would undoubtedly be taken.
