The worst rental experience. I rented a room in 11 Alexandra Road (HU5, 2NS, Hull, England) from the 1st of September. This property is rented by Graffiti Network Property and MRC manage the property on behalf of the landlord, who is responsible for their landlord repairing obligations. When I first came to the property I found a lot of dirt (tobacco in the drawers, spilled liquid in the walls, greasy walls, dirty in the shower and in the WC and mould in the walls).
I told Graffiti to carry a deep cleaning and they only vacuumed the carpet. I preferred not having any trouble in this house as I am alone in a foreign country but on the 2nd of November rodents appeared in the kitchen. We told Graffiti about that issue but until the 17th of November nobody came to the house to solve the problem (they only put traps for the rodents but they did not fix any holes in the walls).
I wrote Graffiti several times and they said they have not been responsible for any problem. Then, I discovered the existence of MRC and contacted them. They told me that they were going to inspect the property. When I talked to them about all the issues I explained above (rats and mould) they told me that the person who came to make the inspection did not notice any of these problems (I attach photos to this review that show there are one trap for rodents in the living room and a report in the fridge from the pest company) so it is difficult to believe that MRC did not notice any of this. MRC also told me that they did not notice any mould in the walls of my room (I have mould in the bathroom and in the bedroom) because they do not move any furniture when they inspect the properties (as you can see in the photos, it is not necessary to move any furniture to see the mould).
I had many conversations with both Graffiti and MRC and none of them have assumed any responsibility. MRC says that any of this issues is responsibility of the landlord but under section 11 of the Landlord and Tenant Act 1985, it is the landlord's responsibility to resolve mould issues caused by structural faults. Even so, I have to admit that at least MRC answers the emails that are sent to them although later they avoid taking charge of any responsibility considering that they received part of my rent money. ANSWER TO MRC At the moment in which MRC is obtaining an economic benefit from this rent I have the right to complain about an unfair situation.
Although MRC not only avoid their responsibility because the property is in terrible condition (presence of rats, leaks, mold, dirt), but having made this review public, I have received several threats in my personal email from them. I have nothing else to talk to them after feeling cheated for all the days I have spent in that house.

We had one property in Hull which contained four one bedroomed flats. It was the worst performing property in our portfolio causing us continual problems with damage, arrears, and tenant voids. MRC had been suggested to us at a time when we were considering cutting our losses and selling. This is now our best performing property and most importantly for retired people, our least troublesome property.
We have had very good advice and help from the team of Jo, Russ, Rick, Josh and Katie who have helped first of all get the property in shape, and most importantly keep it in good shape. As a result of their advice and management the property now contains four flats plus a bedsit and has a five year contract set up by MRC. We trust the MRC team implicitly and are delighted with their management and financial reporting. We now have a property which is well run and maintained and, with a regular and predictable income. I have been very impressed with the service. The staff are really helpful & friendly. They responded to any query quickly & effectively. I sold my property within a day of it being on the market. Jo did a great job taking the photos & it was all completed within the 12 week timeframe they had given. It was great value for the money. I will definitely be using them again soon when I purchase my next property. I highly recommend.

I was looking for a new investment property and I found that MRC actually listened to my requirements. Their honest guidance which included the negatives and potential challenges was a stark contrast to other agents I have used. The property I bought was completed with no complications and their advice on suitable tradesman was excellent. Many of these I now use maintaining my other properties. It is now managed by MRC and I am very happy with the arrangements in place. All the staff are personable and very professional.
