Landlords please ignore review from people who only posted few reviews. Philip James sucks. I asked them to fix plumbing problem in my flat but didn't brother to inform the tradesman of the problem. The first fix didn't solve the problem, hence the tradesman had to come again to re-do the fix, meaning he will charge my landlord twice.

Takes an age to get anything sorted, we notified Philip James Manchester about what was wrong with the flat before we moved in and nothing was sorted by the time we moved in despite the move in date being moved backwards against my wishes. The flat had and still has, a broken shower, broken door handles, moudly blinds, the place was clearly not cleaned when the last tenant had moved out. The list goes on.

I have dealt with Philip James for some years now and I have found the staff to be both professional and responsive. The different teams within the Property Management function have - in my experience - been really easy to deal with and helpful with resolving any issues that I have had. I've recently worked with Jodie and am grateful for her help in efficiently coordinating some flat repairs prior to letting.

Vendors, please avoid using this estate agent - they employ some highly questionable practices. As part of the bidding process on certain properties the agent forces you to speak to their in-house mortgage advisor (which was sold as a means of confirming your AIP); in this process they are effectively handing qualified leads over to their internal broker.
Clearly a huge conflict of interest here - especially when I was told that if I don't proceed with a mortgage through this broker it would be "highly unlikely" that my bid would be successful. This practice should be reported to the FCA but in the meantime vendors please go elsewhere!

By far this has been the worst agency I have come across, after being with them for a year and a half of rent I feel relieved to have left, in the first rental in a flat for 6 months they had me without a refrigerator for a month at In the end I had to call the CITIZENS ADVICE so they could help me, one of the worst things they have is that they take time to answer the emails and sometimes they empty you and they don't answer you, another time my shower broke and I was without water in the shower for almost a week, I took a shower with the help of the kettle and hot water bowls the maintenance man told you that he was going one day and the next day he told you that he could not go and so excuse after excuse the days passed, once that solved the problem came with a bad face and edge, then the hob broke and I had to buy an electric grill to cook and insist a lot that they come home to solve the problem and the last was when I decided to leave the apartment for the end of the contract, my flat cost 30 pounds more expensive than the flat next door with the same characteristics, even so they wanted to deduct 90 pounds from my deposit saying that the refrigerator, the carpet, the closet, the bathroom needed cleaning when I left The apartment was better than how I received it, even after sending proof and evidence of what I said was true, Samantha Fone was responsible for saying that not until I contacted the TENANCY DEPOSIT SCHEME and they knew how to help me immediately and although it took month to return my deposit at the end I am happy about it but it is quite bad when you know that people of very low professionalism want to scam you, thanks to the fact that when I rent the flat I could take many photos and when I left the flat I took many photos and videos showing that they are very unprofessional.

Having experienced many issues with out flat throughout lockdown, we have been generally very pleased with how quickly and effectively the team at Philip James have responded and resolved our issues. When our washing machine stopped working on a Saturday morning, I sent PJ property management an email about it but wasn't expecting to hear back so quickly. Jodie answered our email the same day, and passed on our concerns to Keir. By Tuesday morning the issue was sorted! Thanks again to both, this not being the only the time you have helped us out and resolved our issues so promptly.

I'd never recommend this company to anybody looking to rent. Philip James appear to shun their tenants and leave them in poor conditions, whilst claiming they provide 'exceptional service' and excellent communication. This West Didsbury branch in particular has rude and vacant staff who have no genuine interest or passion in resolving issues and helping tenants. Leaving a tenant without water for 115 hours sporadically is appalling, especially during a pandemic. Having numerous contractors enter a property, one without PPE, is shocking. Leaving a tenant with a broken shower which only pumps out extremely hot water and causing burnt skin, plus hair loss, is another thing. Philip James are not to be trusted.

I have never left a Google review before, but Philip James was so awful that I feel like I have to warn other people. If I could give 0 stars I would. Philip James were absolutely awful throughout our entire year long tenancy with them. The flat was filthy when we moved in, including a lot that we believe was a health hazard. We emailed multiple times about this but were ignored every time.
They were incredibly unresponsive in general, taking over 45 working days to return even the undisputed parts of our deposit to us at the end of our tenancy (the legal requirement is to return within 10 days), despite us emailing constantly. We had a leak from the flat above in January, which rendered our flat uninhabitable. Philip James did not seem to think it was an issue, telling us to just wait for the carpet to dry out.
It was clearly not a priority for them - we lived in a damp, moulding, dripping flat for weeks before anyone helped us at all. When it came to moving out, Philip James clearly tried to take advantage of the fact we are young, and quoted us exorbitant deductions from our deposit. The agent we spoke to about this was rude and dismissive, and tried to make us feel bad for requesting our deposit was returned, claiming that because they'd apparently been helpful in other aspects, we shouldn't challenge the deductions.
Everything we'd been quoted for was either damaged as a result of the leak, or was there when we moved in, and was something we'd brought up to them at move in. Despite having clear evidence of this, we had to raise a dispute with the Tenancy Deposit Scheme before they admitted we were right and stopped trying to take our money. I have rented a lot, from private landlords and through companies like this alike, but I have never experienced the level of unprofessionalism, rudeness, and neglect that I experienced from Philip James.

It feels like Philip James have absolutely NO REGARD for the people who live in the properties they manage. If you are thinking of renting from them, be aware that THEY DO NOT TAKE THEIR RESPONSIBILITIES SERIOUSLY. Leaving their tenant with no running water for OVER 115 HOURS, and then when the water was actually working the shower was so hot that it caused burns and hair loss?
Not content with the risks to health and wellbeing posed by these issues, Philip James is also fine with sending contractors who don't wear masks or any PPE at all ***DURING A GLOBAL PANDEMIC***. All of this and this terrible letting agent still aren't interested in a good faith dialogue. Enough is enough.

I rented out a property for a year with Philip James as the agent. Throughout the year we had emailed and rang them in regards to maintenance issues, some emails were completely ignored and some were replied to after constantly repeating our emails and calling up. They don't help tenants and will only communicate with you if it is them chasing payments.
It came to the end of our tenancy and we had the deposit dispute sent to us claiming 200 for cleaning, I had taken photos of the apartment showing the stains and condition it was when we first moved in but they tried to claim we had done this. After asking for our deposit and having to go through TDS, 3 months after we finally got a decision and our deposit is being released.
I won't be using again as working for an estate agency myself we put tenants and landlords first and want to make their life as easy as we can, Philip James do not do this and the employees don't seem to want to do their job.

AVOID AT ALL COSTS! Extremely unprofessional and incompetent. My housemates and I could not have been more disappointed with the whole letting experience. It took us over 6 months to receive only part of our deposit back - the deductions to our deposit were absolutely extortionate! They exploit students. Would have given it 0 stars if I could have.

Philip James consistently ignored and refused to acknowledge serious issues with the property that I raised repeatedly over the course of two years. The flat does not conform to building regulations. I pointed this out to Philip James. When they finally got round to telling the landlord about it, the landlord explicitly refused to do anything. The agency was perfectly OK with this. Indeed, they enforced the landlord's chasing of rent for a property which is uninhabitable in summer due to a complete lack of ventilation in an internal bedroom. A disgraceful, incompetent, morally bankrupt company. Avoid like the plague.
