We are a fully licensed member of SafeAgent, as well as a member of the PRS (Property Rederess Scheme) and 'The Tenancy Deposit Scheme'. Services
Our letting fee (including rent collection) is 8%+vat (9.6% including vat) of the gross rent, payable annually in advance unless otherwise agreed. Our full management fee is an additional 4%+vat (4.8% including vat) of the gross rent, payable annually in advance unless otherwise agreed. We will instruct a Gas Safe Registered engineer to test all gas-powered appliances thoroughly and issue the landlord's gas safety certificate (copies for landlord, tenant and managing agent).A boiler service can be carried out at the same time for an additional 40+vat (48 including vat).
Once you have found your ideal property through us we will ask you to provide a non-refundable holding deposit of One week's rent, which will be included as a part payment toward the security deposit but which not be refunded in the event that you subsequently pull out of the Tenancy before the Tenancy Agreements have been signed.

Just moved out of a property which was managed by Windmill Residential. We had been there two years and in that time they have always been efficient and helpful if we have had any issues. They are a small business which means the service you receive is very personal and to a high standard. I would highly recommend them and I did - as my friends are now moving in to the house we have just moved out of!

The Windmill management are extremely organised, and managed the property I rented really well. Communication was really good, with advance e-mails of when safety checks were to be conducted and followed by safety certificates without being requested by myself. All paper work always in order and up to date.
