A really good experience before moving into the flat. After that, the maintenance, management, and check-out are horrible. 1. Very slow reaction for maintenance. For example, The water was leaking from the washing machine, and I waited more than 3 weeks to solve that problem. 2. Please take as many photos as you can during check-in and send them to the manager as records.
Because they have added many photos in the check-out report, most of these damages were there before I move in. I reported to these in the check-in report, but they haven't replied. While these previous damages were added in my check-out report. 3. Very slow deposit return system. More than one month passed, still have not received my deposit.

RIB a have been responsible for fixing the central heating in a flat in Holcroft Court W1 since October 2021. It is still not fixed. It is frankly inept management that allows this basic need to go unresolved for 4 months through a winter season. Ultimately this voids the tenancy agreement between their client (landlord) and the lessee.

I've been a tenant for over 3 years at one of the apartments in Fitzrovia managed by RIB. It has been the best estate agency experience I've had so far due to their professionalism and prompt responses. The senior property manager, Rosy, is particularly excellent - she is super responsive, friendly and any maintenance issues are always dealt with swiftly. Highly recommended!

I had the chance to work with Issy in my search. She was very professional along the whole process from the beginning until the signatures. Very responsive, she would even respond to messages after working hours which is in my experience very unusual and has been very much appreciated - she has been a great liaison on both parts and made sure everything happened in a timely manner. I chose RIB as a local estate agents in Fitzrovia because of their deep knowledge of and commitment to the area. I was impressed with them when I bought my property in the area and decided to return to them for my sale. David, the Residential Director (also my point of contact on my original purchase) provided a first rate service on my sale. He had an excellent knowledge of the market. Really bad service after you signed the contract. listed several things happened for other potential customers as a reference. 1. completely landlord-centered. only stand for the landlord side for everything, rather than a arbitration. 2. the only thing after you moved in they would bother to contact you or reply to you is that, they need to 'break in' to let next potential tenants taking a viewing in the last month of your contract. 3. The agent is 'unaware' that the deposit money was not put under the protection. 4. did not offer the formal contract in paper copy to the tenants.

Run away! The worse case of outright sexism I've seen in years. Property Agent awful to deal with. Power trip. Told two women in two separate flats to wear earplugs and call the council in relation to excessive noise levels (from 4 twenty year olds crammed in a relatively small 2-bedroom flat in the building). Despite the council and police already being involved.
Agent showed up siding with the landlord renting the flat. Not once siting the clear infractions of the lease of having so many people (2 of them students partying day and night). Unbelievable. Shocking. His opinions on the situation were totally unfounded and ridiculous. But he seemed to value his opinion over the two separate accounts from people living in the building.
The landlord now believes all is ok and has now totally refused to remove the tenants mostly due to the support given by the Property Agent. I escalated to management and they said it was his word against mine! Nice. What nice customer service. At first the management didn't respond to my complaint, I had to chase them. They made a bad situation 10 times worse. If you are a woman - steer clear - nothing worse than sexist incompetence.

Robert Irving Burns is simply the worst company I have ever had the misfortune to deal with. All we wanted to do was rent a flat for 1 year for university, but we were plagued with issues from the very beginning. Firstly, the contract was not adhered to. They claimed if we had a guarantor, we would not need to pay upfront. We ended up having to pay upfront.
There was drilling as soon as we moved in, which continued all year while we stayed there. The drilling was so loud that our furniture actually vibrated, and sleeping after work began was all but impossible. We could not concentrate well during lectures because we were never able to sleep, which resulted in one of our friends failing the year. To add to this, the shower broke down and they did not bother to come to fix it for ten days, even though we repeatedly contacted them.
As managers of the property, they have the duty to come and fix it. We had to sleep elsewhere while the shower was not working, and eventually they fixed it after a few weeks. We have no hot water for 6 months of the contract, which was especially bad as it was during winter time. We had to wash the plates and shower with cold water, which as you can imagine is not very pleasant!
The lights also stopped worked shortly after we moved in. It took almost a century for them to come and fix it, because they kept on trying to find a cheaper quote from contractors. The lights stopped working again shortly afterwards. The landlord is also to blame here. He gave us furniture that was already broken at the beginning of the tenancy. For example, one sofa was ripped and he tried to claim for a new one.
We even swapped the chairs for better quality new ones, and he still tried to charge for them. RIB not only does not want to give the deposit back, but they also want an extra 600 Pounds above that. Full redecoration is 2600, maintenance is 1500 Pounds. Plus cleaning even though we had it professionally cleaned, in addition to booking our own inventory check-out.
Please do not use Robert Irving Burns. We will never use them again. They harass us with threats to take us to court, so we have gladly accepted to go to court to get our money back.

If there was a star option lower than 1, that is what I would have picked. RUN AWAY! They seem like they are nice people, but when it comes to doing business with them, -please no. They are irresponsible, slow, inefficient, non-caring and everything else that is negative. It took them 1 month to fix our bathroom light, showering with the iphone light was fun!
It took them 2 months to fix one radiator (during winter) and about 4 months to fix the other - we only had two radiators anyway! It is taking them 3 weeks to send our deposit back. They are trying to charge us for things that we are not responsible for, like their own incompetent workers' fuck-ups. On top of that, they don't care about any problems or issues that you may have, they simply say okay, thanks, fuck off, bye every time you call them.
