Unfortunately this company represented by Debbie Holden is a company who does not care about either the landlord or the tenant or the law. My daughter rented a property through them. The initial fees were quite high but we accepted that. When the 6 months assured hold tenancy ended they threatened her that if she does not sign a new year contract she should be prepared to leave.
My daughter is single mom with a chronic disease and felt very intimidated and scared. She refused after we called the landlord who said that they would not give her notice if she does not want to sign it and that was the companies idea. They also told us that although my daughter paid her money on the 10th of the month they only received it in their account after the 20th and there were times they had to chase it up.
The agent then started harassing my daughter to sign a 2 months/one month contract. They said it gave better protection I called them again and explained that my daughter automatically has gone on a periodic assured hold tenancy which is the same protection I lodged a complaint with the company telling them that they are doing it to generate income and it is only for their benefit.
In the end the company gave that one piece of paper to the landlord who brought it to my daughter to sign. They then sent us a bill for J70 confirming my suspicion why they wanted it signed! The deposit was a complete gray areas. We never got any notification where and when it was lodged. I then received notification from a deposit protection company in July 2014 that our deposit was un protected.
When I contacted Holden Heal they said they would contact me back. They never did. We decided to give notice and I at last got an deposit ID from them. I contacted both companies who then gave me information that the deposit was not protected within the prescribed 30 days. Now they are nitpicking about the state of the flat. We had a professional cleaner and took photos but we know they will keep back deposit which I will question with the deposit protection agency.
I am a landlord myself with a small rental house and therefore I have the knowledge to know what is right and what is wrong what is good and honest service and what not. I am deeply disappointed in this company preying on the lack of knowledge of both tenants and landlords to feather their own nest. Please don't deal with this company if you are not prepared to stand up for yourself and is knowledgable enough to check them up.

The big problem is that Debbie Holden is very economical with the truth and very persuasive to put her self serving point of view across. She is the type of person who will send you to hell and persuade you that you are going for a holiday in a nice warm place!
