I G Property I G Property was started in 1989 by Ian Furby with one property. I G is now one of the largest and most successful student and residential letting agents in York. We let over 500 properties each year - 340 of them fully managed by our team of 12 property professionals. Our team have a wealth of experience in student property and residential lettings, many of the team being landlords, and several of us were once students. I G Property are licensed with the National Approved Lettings Scheme (NALS), and we have been awarded the SAFEAGENT accreditation mark.

I G Property is headed up by hands on director Ian Furby. As an experienced landlord with more than 33 years of successful Property Management know how, he offers a reliable, knowledgeable service you can trust. Ian is warm, friendly and approachable, he is a born leader and ensures great service is always at the forefront of the business.
In the description of our advertised properties we detail if the rent is including bills. If nothing is mentioned in the advertisements, the rent advertised will be excluding bills. On any of our properties you can ask for 'bills included' to be considered, however we cannot guarantee that we can offer it on all properties.
After the tenant enters their guarantor's email address during their signing process, you as the guarantor will receive the nomination email (shown below). If you have not received this email, please check your junk file and if it still cannot be located, please contact us to confirm the correct email address as it is likely that the incorrect email address has been entered.
If one of our tenants has a change of circumstance and is no longer wanting to proceed with their let, then we can offer our replacement tenant process to the Outgoing Tenant. When a Tenancy Agreement has been signed, the Outgoing Tenant will remain liable for their rent and utility bills until a Replacement Tenant signs to legally take over in the tenancy.

Although they have some good properties on offer for reasonable prices, the maintenance support of the properties is appalling. I entered a house share which specified all basic essentials to be provided including WiFi, we were without Internet for 3 weeks from the initial move with consistent perseverance of trying to fix this both with the internet provider and IG, whom eventually sent out a guy called Simon who was a lovely guy but came to the same conclusion I did 2 weeks prior, which is that Glide (our internet provider) is utterly useless.

No Kettle or Kitchen bin was provided and the hot water stopped working within a week. We were left at wits end with them so I gave up and managed to single handedly solve all the problems out of myoir own pocket; Admittedly IG were 'kind' enough to allow me to have the price of the kitchen bin be taken off my next rent payment. Also, we only have had one small dustbin to fit 4 individual adults waste in which leaves massive excess waste, we have begged IG and York Council for extra bins and to take our rubbish but both of them said in a patronising manner "it's a case of managing waste correctly". Overall, they're bad, but there is definitely worse out there in terms of landlords.

My friends and I reserved a property early January and upon receiving the email confirming that we will be paying the full rent upfront since we don't have guarantors we did not receive anything ever since. In April I emailed them again about when we will be receiving our tenancy agreement and then they tell us that we did not sign the tenancy agreement in time and the house has been let to another group.

We did not receive any tenancy agreement or any emails asking us to take action. We did not even receive a notice that we did not sign the agreement and that it has been let to another group. This is outrageous and now we have to frantically search for another property in such a short period of time.

In 2015 I moved to York with a friend. We found a nice house in York using IG Property. Initially their customer service was good even though we had to pay the house rent of six months in a single sum, being we foreigners and not having any guarantor. When we moved to the house we found the garden totally dirty and the oven disgustingly dirty. We asked them to solve the problem with a housekeeper to clean it.

They said yes but they had never done it despite of several mails we sent them. Moreover, when we moved, the house had a wifi problem ad we had no wifi for two weeks and the wifi service was included in the services we paid. We asked a refund about it but they totally ignored out request. Very unprofessional!

Emily is lovely, made the entire signing experience a breeze despite COVID making it difficult. She deserves a raise for her patience! The experience so far has been 5 stars and I am only putting 4 since we haven't finished our tenancy- hopefully I can update this review to 5 stars at the end of the year!

AWFUL DO NOT RECOMMEND! I used IG Properties for my 2nd year at university and will definitely never use them again! High rent prices for below average accommodation. Also if you make any complaints all they do is make excuses

Having rented for a year when it came time for the return of the deposit a detailed breakdown of various deductions was given. This all seemed in order until after close inspection it was clear that this was a deeply disingenuous analysis which included damages to furniture which had been present at the commencement of the tenancy as well as numerous other inconsistencies.

On contacting IG to challenge these no response was given. The response failed to accept that a considerable portion of the damages had occurred prior to our occupancy and therefore to charge for it is entirely unreasonable. Furthermore, charges for electrical issues were attributed to light bulbs not being replaced; another unjustifiable charge. Would strongly recommend avoiding them

Thoroughly disappointed with the experience I had renting a student property this year. One tenant in my house chose to act in an inexcusable manner during our tenancy which resulted in some damage. They did the reasonable thing and took financial responsibility for this but still it seems that this has been taken advantage of to milk as much money out of our deposits as possible.

There are random charges that the landlord decided to lob on us which are unjustified and IG are unwilling to challenge it. Very upset at our treatment, after we didn't receive a response for over a week and then all our concerns were dismissed. If you do use them, make sure you check the property top to bottom because no doubt there will be things that you'll not notice until it is too late. Very glad my next student house is with another letting agent.

Immensely disappointed. I had applied to rent a house in early January and was told to sign the tenant agreement within three days after it had been sent, and received nothing for three months. Only after enquiring the staff in mid-April did I know that the contract had been sent out in mid-January, and presumably due to technical (or human) errors we were not notified.

Without any further contact the property was remarketed, and we're not able to rent it anymore. IG property has caused us great inconvenience. Would definitely not recommend.

Wish I could give 0. Absolutely awful service, had to deal with an unclean house on arrival, needing a cleaner to be sent in after move in. Maintenance issues not fixed after many emails and phone calls. Houses not providing appropriate facilities for students, eg one plug socket in bedroom and leaking windows, kitchen falling apart, and charging far too much. Awful move out situation, charged 120 for someone to 'clean' the house for 6.5 hours after move out. Avoid at all costs, only after money.

Exploitative of students and they do not communicate with their renters. Make sure you know something of Rental Law or they will exploit you.

Compared to our new letting agent IGproperty is very good at what they do. Whilst the price of the accommodation was quite expensive in the time we where they're our boiler and carpets where had a much needed replacement. They always gave us notice when visiting the property and where always kind and quick in handling emergency requests. Would definitely recommend.
