Cathy and the team have been a great help over the years leasing my flat on Rose Street. They are knowledgeable, proactive, friendly and forward thinking. Their communication has always been superb, and they have always found me great tenants in no time. I've now sold the flat but I'm delighted that the team have been appointed by the new owners to look after the flat and the tenant ongoing. There are great advantages to using a professional agent and I would not hesitate to recommend Margaret Duffus Leasing.

At the beginning of our tenancy I never would have thought I'd be writing this review because everything was carried out so professionally initially. I wish I had read these reviews before going ahead with the tenancy because as soon as we handed in our notice to move out (after over a year) the way we were treated was shocking, and seems like there's a real pattern with this company when I read some of the other reviews.

The last contact I got was from Tracey who called and proceeded to shout at me over the phone, despite explaining I was in work and in the middle of my office (and that my colleagues could actually hear her from their desks) she still wouldn't lower her voice, and I ended up having to hang up on her. When it came to the 900 deposit we ended up having to dispute their huge list of claims they made (again I see from the reviews many others have had this same issue) and eventually got our deposit back yesterday (mid November) when we moved out at the end of May, so as you can imagine after 6 months of waiting for our deposit to be returned I wanted to take the time to warn any prospective tenants!

Just thought I would share my experience with Margaret Duffus Leasing on here because I really feel that I have been treated unfairly and was discriminated against. I did not expect to encounter such disrespectful and hateful behaviour at a property viewing. I arranged to view a beautiful flat in the area, where I have recently got a new job. There were no issues when I called to arrange a viewing to which I had asked my daughter to accompany me on the day, I didn't realise that I had to inform the agency that I would be coming with someone else, which was a mistake on my part.

During the viewing myself and my daughter were treated appallingly, I was told several times that we and our behaviour was "strange", spoken to in a condescending tone. She kept repeating the word "strange". I am not sure of realtor said as she was mumbling and it was hard to understand her, she was extremely unprofessional and her demeanour was condescending.

My daughter is exempt from wearing the face mask due to anxiety and distress it causes her. The realtor has asked to see an exemption card, and as my daughter showed this to her, she said "I thought only England can be exempt". I am not sure what she meant exactly but I would strongly advise to educate this person of the current regulations and restrictions, which can be found on gov.co.uk.

My daughter tried to say that it is due to a personal matter, my daughter did not feel the need to have to explain this personal matter of her mental health to a stranger. This is absolutely discrimination. Myself and my daughter left the viewing feeling shocked and still cannot believe that we were treated as if we were absolutely beneath this person who was just showing us a property. This has caused myself and my daughter a lot of anxiety today. Anna

I honestly wish I could leave less than one star. This letting agency is shocking. I strongly recommend you rent from literally anyone else in Aberdeen! I also encourage you to look at other reviews, they are notoriously bad with tenants. The list of miscellaneous and bizzare charges after we moved coincidentally amounted to our entire deposit. Not only that, they regularly harassed us with rude and condescending emails, and invaded our privacy with unscheduled inspections whenever they fancied.

They also tried to evict us in the middle of a pandemic when the entire city was on lockdown, and had the AUDACITY to keep requesting items from us after we'd moved that were not on the inventory. We were treated as though we were so far beneath them from start to finish. Absolutely devoid of any empathy, personability, or professionalism-- happy to see the back of them!

After a year of house hunting through difficult times, I know everyone's feeling the challenges of Covid 19. However, after the 7th poor experience with Margaret Duffus Leasing, I decided I don't have anymore patience for this agency who on the phone setting up viewings are friendly, polite and engaging but come to the viewings its like Jekyll and Mr Hyde.

I have been hung up on two video viewings (one at the wrong property) and never called back. Never called at all as the agent just never bothered to show up for an appointment. Agent called me a hour after the appointment was scheduled to do the viewing as someone in the office wrote the wrong time down. I had a viewing cancelled a minute before the call was to take place by someone so keen to get off the phone all I got told was the viewing was cancelled - good bye.

No offer to re-arrange (and the property was still on the market). I've had to chase so many times I know the number for the office by heart. I have been told one thing the landlord taking in multiple offers to review only to have the first accepted. I have been told I can apply for a property unseen then when calling to make a deposit payment the property was gone (when it was not even available to view).

A landlord changed his mind at the very last minute to do something else with the property entirely. I am starting to feel like I have had every excuse under the sun in attempting to view properties with this agency. I've never met them in person, but I think if I wonder if they would even come to the viewing. The only positive thing I can say is Monica at the office is incredibly lovely.

She very helpful and willing to answer any questions about properties and does come back to you very quickly from Landlords with answers (I ask about pets a lot of the time). I just think there has been a breakdown with the viewings side for my personal experience.

Landlord Review: I have been with MDL for one year now and have had a great experience so far during very difficult times (COVID-19, low oil price etc). The team are always quick to respond, knowledgeable and professional. When I first joined from an alternative property management company, the team were quick to undertake an audit of the required documentation and have been great with my tenants. Thank you!

As a landlord leasing through this company, I can't fault the service I got from them. What I can say is that leasing is not an easy job, and where you get 'hard done by' tenants, it's usually because they just haven't looked after the property or paid up promptly. Losing a deposit is not something that the agency has much control over and tenants hold all the cards in these situations. Landlords now have to completely prove negligence by their tenants as the deposit is retained by an impartial third party.

The complaints on this company are entirely from disgruntled tenants who more than likely were upset because they 'lost money'. And lose it they will if they neglect a property. Our neighbours recently leased their property and the tenants neglect of it is disgusting. They have no agency fighting on their behalf so good luck to them being able to get back anything from their tenants. If you are good tenants and treat a property fairly and pay up on time, you won't have any complaints about this excellent company.

I was former client of this state agency. This state agency at the end of the contract tried to take money for my deposit, saying the flat was not well cleaned. I was charged for hours of cleaning where I had to pay 18 per hour. There were no deep clean of the flat, just minor things. I had to put the deposit dispute. I advise to thoroughly document every nonconformity found at the entrance. The inventory check-in/check-out do not match. The check-in is done on a manner that does not show the real state of the flat. Really bad

I wish we had seen all these comments prior to leasing from this company. For the first 2 days there was no water! Its the same old scenario where landlords grab the large rents and let the place go to rack and ruin. The light fittings are an absolute joke, there is a hole in the ceiling with an energy saving bulb and you can see right into the loft, in fact the other day we had a bird in the loft and it flew through the hole right into the lounge, goodness knows what else will crawl through! Unbelievable in the 21st Century.

The amount of problems we are having are too many to mention. I got an electric shock of a wall light, the wallpaper is hanging off the wall, the extractor hood on the cooker doesn't work, even the kitchen sink is not fit for purpose, any water on the drainer runs into the cupboard below and on the floor! Holes punched in various doors, just incredible.

The whole house is dirty and smelled terrible, no I agree do not rent from these people ever. Oh they sent a handyman round to fix some things, he fixed NOTHING and he spilled WD40 on the carpet and its covered in black splodges - professional? Absolutely NOT! They did send a carpet cleaner round but the marks are still there. I agree with the Dylan's complaint, no good complaining because they simply aren't interested! They don't deserve 1 star.

Avoid. Unless you want to fight to recover your deposit at the end of your tenancy. I invested over 35,000 in a rental with this company over a 3 year period. From the beginning it was a challenge. I was alone in my home twice when work-men decided to come around and let themselves in without prior notice (once when I was in the shower). In the end, we had to leave because they would not repair a smoke alarm after numerous requests on a two storey property over a 10 month period (which is against the Law incidentally).

As a professional couple who looked after the property for 3 years and paid a large amount of money, we have been in this dispute since June 2014 over the return of our deposit where costs have been fabricated to the full amount of our 1100 deposit. We are currently putting our case to safe deposits who look after the deposit during the interim period. I am not one for complaining on a site like this and just want pre-warn any others who might enter into a rental agreement with this company. Don't do it.
