Having dealt with multiple property management consultants, I would rate Rendall & Rittner at the rock bottom i. e., below par, due to the fact that can lie with a straight face; masters in this craft, giving you fake testimonies esp., about the property and family's ' safety, while you sign a contract with them. Please don't fall for these cheats, even if they charge you modest fees. Infact that's their modus operandi.
There has been multiple house thefts under their eyes, and still seem oblivious to the genuine grievance of the residents. We aren't that powerful, else could have taken them to court for being a fraud company. R&R is a risky property management service provider, folks it's better to be safe than sorry.

Rendall and Rittner are the worst management company I've ever experienced. I purchased a flat in Colindale Gardens and the service R&R provide is terrible. They charge an excessively high service charge well beyond the agreement I had with the developper Redrow at the time of purchasing. They have also charged me 300 for ground rent even though they don't own the land.
I've been trying to get a refund for two months but the estate managers say they'll look into it, but nothing gets done. I would recommend to avoid purchasing a property if Rendall and Rittner will be the estate managers.

By FAR the worst management company i have ever experienced. so much so i will be looking to put the house on the market. Where do i start. i moved into the Hamptons estate about 3 months ago formally. along with my possessions, Wardrobes, beds etc. and had hoped to move in gradually with my partner. however, what i did not know is that there is only really one allocated parking space, as you are supposed to use the tiny garage all ready occupied with my belongings as a secondary space. within a week of moving in, i am greeted with a parking ticket as i have to use a visitors bay. i had complained to them about it and they have said they are not prepared to do anything about this. second issue. i had noticed upon purchasing the property that the boundary lines have not been upheld and so the management company have decided to remove the front fence boundary as well as place unwanted shrubs on the side of my building which they are refusing to rectify. I have withheld payment for their management services and will await court action. This is one of the poorest management companies i have dealt with. STEER CLEAR.

Astronomical Fees and opulent service! 8 months to replace the lift calling button, letting us at risk of cutting ourselves, carpet take ages to be clean, burned bulbs, racism with those in Rentals, Can't connect the Intercom to open the door or even seeing who is ringing.customer service don't even exist. Make sure to stay distant to this Company.

Rendall & Rittner are managing our block of flats. Aside from the fact that they are very expensive, they ignore you for as long as they can until you just give up. I have been passed on to 4 different people in a span of 2 years and until now the issue has not been resolved. They sent someone to check our toilet, broke a tile and it's been a year now and they've not patched the hole back up. Very bad service. I'd stay away.

I would give negative ratings if I could. We have dealings with them at several flats and they are one of the worst managing agents we have ever had the misfortune of dealing with. So much so that on one property we have stopped using them as soon as the contract was over, and we are trying to get rid of them on the other building. Essentially, they make a cut every time they do any work.
This is pretty standard, even though it can lead to a conflict of interest. This has lead to Rendall and Rittner giving ridiculous quotes on work that did not need doing. For example, saying that 1million was needed to fix a roof. It didn't need that much and the roof fixing was not urgent. Another con was using the most expensive security firm, charging the building for gym equipment I had given them, expensive insurance so we had to get our own broker (thereby ending up doing their work).
The list is endless. Most recently, they refused to give me the details for my insurance for years. Honestly, it was years. They now are refusing me the money they owe me. They might pretend that they are cheap, but by the time they have fleeced you, they are super expensive. Stay away from them. Generally they are unresponsive, unprofessional and pretty dishonest.

Samantha Denney at Rendall and Rittner has left the office without letting the emergency out of hours team know that the building I live in with 77 flats has no running water and hasn't had any running water all day. She has known and was first emailed at 9AM. It is now past 9PM, and 2 engineers arrived after 5PM to try and fix the issue. That is 8 hours without running water in a pandemic where residents cannot wash their hands.
I have just met with the engineers who have let us know that the issue cannot be fixed tonight as both pumps have failed (Samantha was first alerted to pumps needing a service and to be replaced 3 months ago). This is the level of service you get when R&R manage your building. Samantha has left the office without a care in the world for the 77 flats and hundreds of residents that her lacklustre work ethic has impacted. Rendall and Rittner are appalling.

AWFUL management company. It took them months to even respond to us about one side of our building being damage. Their communication is terrible! Send one email no response for weeks. Chase up, no response. But the service charge bills always come on time. of course! I did some research and discovered our sercice charges are much higher than other buildings on the street. Stay away from Rendall & Rittner

Please avoid them at any cost really useless people really pathetic services I have all the evidence to prove my review if anyone from company is reading my comment they are most welcome to contact me I will give all the evidence and proof to them about my remarks it took them almost a year to not do anything they have made a block of flats look like slum.
Please see some pictures attached also there so called senior property manager Caroline Chapman she is just dead and dumb never listens to any complaint also made complaint to there director Joanna Biles she apologies on call and said it will be dealt as priority and she will give a call back she never did. No decency at all specially no professionalism most useless people and company.
