Myself and other neighbours have suffered a lot from asbos behaviour, noise and other issues with horrible tenants from St Paul's Court in Stockton-on-Tees. and we have contacted the police and local council as well as enforcement on many occasions. New managers are coming and going and all they care is to fill the apartments with no regard as to whom is going to rent them.

I would not recommend this agency many tenants have suffered there and never got their money back or deposit. Tenants in the Court are drunk most of the time, we had drug issues and so many problems my mental health suffered we had to fight for everything, it is not acceptable. No respect no solutions.

Attempted to rent a flat in Dewsbury from these people (in Boothroyds House if the owner is reading). Viewing was great, paid the application fee on the spot and received the application by email the following morning. Replied within 30 minutes enclosing every piece of supporting information requested. The Lettings Room claims it can take up to 48 hours to process.

A week later, after 3 emails to chase it, I was finally accepted, only to find we now had to wait for maintenance to sign off the property as ready. This took another 3 days. If this had been explained at the outset, I wouldn't have applied. At every stage promises were made and then deadlines exceeded without any contact. I have had to chase at every stage.

Never once have I had an apology and it has even been suggested that the delay was my fault as I never specified when I wanted to move in. I withdrew my application, forfeiting the £180 fee as I could not begin to imagine the world of pain of a 6 month tenancy with these people. If they are this uninterested when trying to secure a tenant, what will they do when the heating breaks down in the snow? I would think VERY carefully before renting from the Lettings Room.

Totally unprofessional. When i went to the view the place it was fine apart from a very special light bulb that was missing. "Its being delivered though". A light bulb doesnt seem like a big deal so i ignored that and said id take it. When i moved in the light bulb wasnt there and was told they are having trouble getting a hold of that type of lightbulb so i wont be getting one, however i wont be charged for it when i move out.

Keep that in mind.. I then realised the windows were broke, the bed and matress was terrible. It had hairs in the matress and it was very old. I asked if they could get me a new one or if i can buy one myself and get rid of it. They said yes. I also had problems with the boiler. It was no end of hassle after i just moved in. One time i had to call the emergency line because i was locked out my apartment at 11pm.

They never answered. I called for over an hour. There was a maintenance man who couldnt speak english and didnt know what i was saying, and a guy who didnt answer the phone. In the end i had to get a hotel because the 24 hour line never got answered. They even charge £75 for a callout. For what?! I wrote an official complaint about this and never got a reply.

And finally, when i left, they asked where the bed was! I told them that i got rid of it like they said i could (which is in emails back and forth). Guessing they dont keep a record of them things. And then to top it off they tried to charge me for the lightbulb that i never got when i moved in. Its been a month since i left and ive still not got my deposit. Ive sent two emails about this. Still waiting for a reply. Overall ive found them to be very unprofessional, and extremely unreliable.

Booked a viewing for a flat which me and my partner desperately wanted so frankly would probably overlook a lot of issues for only for it to be cancelled on the morning of the same day, with just a few hours notice. Even with this inconvienience I thought these things happen, I'll just reschedule. I was then offered only 2 very specific timeslots in the next 2 weeks, both I happened to be busy for, but after a rather bored sounding person on the phone said they couldn't possibly move the viewing to even 1 hour earlier, and I couldnt secure the flat without viewing I booked into the second time slot which I had to go late to a family wedding in order to attend (see how enthusiastic I was about this flat).

On arrival there, I waited for 5 minutes past the start time to start calling the business, then had to call at least 4 times before anyone actually picked up, only to be greeted by the ever bored sounding staff. When I finally got through to someone who vaguely knew what was going on I was told the flat had been taken over a week ago (when the initial viewing had been cancelled) but someone had rescheduled the viewing anyway...

For a claimed house... I was not offered any apology, just told 'we called everyone to tell them' which was obviously not true as I was one of 6 people waiting for the same viewing that day. I n the end I never actually got on the phone to the person who was supposedly to blame for the fiasco because the other 2 couples who'd come to view where also calling at the same time trying to get answers.

All in all, if they can't even do a simple viewing, and schedule one with 3 pairs of people for a house someone else secured a week earlier, and even knowing 6 people had angrily wasted their time they couldn't manage to sound interested or offer an apology, I dread to think how they ever get round to maintenance work or anything like that.

Flat was perfect, clean and they really helped me out when i moved in. Had a couple ofproblems with plumbing but they sorted them out super quickly. Would recommend for sure!

The house I moved in to was dirty. They tried to con me out of my deposit with fake 'repairs' and they hadn't put my deposit in a deposit protection scheme. In short, don't even think about dealing with these people.

The letting room is absolutely disappointing and not recommended to contact. It's a relatively small agents and operated by bunches unprofessional. I think I was really naive at the time to pay the agent fee with them!! I clearly identified the moving date and the term of the tenancy with the viewing person, I was then forwarded to another person to put the agent fee, the person just simply asked me to put the money to an account IMMEDIATELY to secure the room with an application form to pass the security check.

I did as told, then nothing from them for quite a while. Close to the moving date, I asked them if I can move in since I've heard nothing from them ever since! They asked for the moving date, however, in all the contact emails they never ever would commute to the future tenant with an EXACT moving date. I was again naively thought they committed to the moving date until two days before the move.

I received an email said that "Good afternoon, I hope you are well? I am afraid I have just been informed by the landlord of the property it will not be ready until this month due to the fact there is maintenance ongoing on site and the builders have run into delays." The room was emptied two months ago and why they have not done the maintenance?

They have arranged an alternative room within the same property, however, that was absolutely not an considerable alternative that I would signed for. I've been trying to be reasonable, and suggest that I can take that property as an temporary solution to wait till that room is ready, however, they forced me to move into the unwanted room instead!

My personal view is that 'The letting room' is totally unprofessional and take no accountabilities to whatever the letting agent should have done! It was them who put me into the awkward situation, whats more... They want to take more advantage from such an situation!! I do not think any professional letting agent would do. Totally disgraceful to the tenant whoever paid the agent fee, deposit, and the first month rent and ready to move on the date agreed, however, not in writing formally.

I strongly recommend whoever is going to rent the place with The Letting Room to have the EXACT date in writing with them. Alternatively take my personal advice to try your very best to avoid them as early as possible!! They are really unprofessional letting agent in Sheffield!

From the first day we moved in the veneer of quality soon fell apart. Banisters came off as soon as we went upstairs, went we looked we saw they had just been screwed into plasterboard no proper fixings. The towel rails in the house were fitted the same way and also falling off. The estate agents try hard to avoid any dealings with tenants. They give you a number to text when something needs fixing, but this invariably gets nothing done until you phone them over and over again.

When they want to come into the house (only when showing someone around, they let themselves into the house unannounced, or in rare cases phone you 5 minutes before hand to let you know. An absolutely shambolic company that don't seem to have a clue about tenants rights. Stay away even if you are desperate there will still be better places to live.
