Please do your best to avoid using this agency As with all companies, it's important to note that the good reviews are often from new tenants who have been pushed to leave a positive review rather than those who have actually undergone the terrible service from the Letting Game. I don't like leaving bad reviews but my time in one of the properties managed by the Letting Game was atrocious.
Please do read through theor multiple failures below for more information. Their team consistently failed to answer emails to a timely manner and their responses to a range of different issues were often poor. Funnily enough they often used the landlord as a scapegoat for their consistent failures yet he turned out to be a responsive and kind man who they simply weren't communicating issues to - and this comes from someone who doesn't like landlords!
Throughout my 18 months in their property I experienced two separate periods in winter without heating with little assistance to solve the boiler issues. At one point it took over a week for them to even provide us with heaters in February. Furthermore at another time myself and my flatmates had to go without a working shower, washing machine, dishwasher or kitchen sink die to a plumbing issue.
This resulted in us not being able to wash anything and having to order takeaway for several days with no compensation. When this was discussed with the passive aggressive property manager, we were only told that if the drainage issue was found to be our fault that we would be charged for the call out. These are just a sample of the issues we experienced.
Despite all of these issues it turned out leaving the Letting Game gave us the worst result of all. Following a housemate and I paying 50 to remove ourselves from the rolling contract and swap in some new tenants, both of our 450 deposit were withheld from us for no reason. When we questioned the Letting Game on this matter, we were informed that the new tenants, who they had just permitted to move in, had not paid their deposits but were instead allowed to use our deposits for 6 months!
It seems that the Letting Game didn't care to ask them for this money before letting them move in and were perfectly happy to allow them to use our money for their stay and any damages. I still don't understand how this was legal but following a 6 month dispute via the deposit scheme we were able to get our 900(!) back. The Agency tried to claim the new inhabitants weren't tenants despite them paying rent and us no longer being required to.
I understand the housing market in Bristol is very difficult for everyone but I would recommend anyone reading this to think twice about this agency. 4.1 out of 5 is a low rating for a company that is clearly trying to bulk their review score with people who haven't properly experienced their services yet.

Oona has been excellent throughout my tenancy and the tenant swap process. She was so easy to contact throughout the tenancy and always willing to help. She is by far the best estate agent I have come across at managing a property. Then during the tenant swap, she was very kind and always answered my texts/calls and emails. Oona's haste and excellent communication were vital to my anxieties throughout the swap.
I understand this was probably out of her job role, and I can't express my gratitude to her enough. I also have appreciated how helpful Hope has been at getting the documents though on time. Overall I am very happy with the letting game and really appreciate how incredible your agents are.

Really? Buying reviews? Intead of rebranding and purchasing positive reviews becuase you have a terrible reputation, how about actually do something about how you operate? My own experience was woeful, refusing to return an entire deposit as "the carpets need to be steam-cleaned", despite them actually needing to be replaced not cleaned, and they were like that when moving in. Pathetic comapny, avoid at all costs.

I have been a tenant for the last year and the property was barely managed. In the year we had five different property managers. What sort of company has that sort of staff turnaround? It was equally disastrous to be managed by these numpties. Any maintenance issue took months to resolve and would only be done so after hounding them with calls and emails.
Not something people have time for. Some issues didn't even get resolved. After a year! The flat was nice enough and we would have stayed if the property was actually managed. But this being the worst agency I have ever dealt with (in twelve years of renting) we could not stand to stay a moment longer. Good riddance!

Critical: Professionalism, Quality, Responsiveness After going through the negative reviews, I am feeling I bit relived even though they are still not returning my holding fee. The holding agreement has been cancelled from them without proper reason. They have misguided me multiple time during referencing and cancelled the agreement day before the propery move in date. I will definitely fought for for my hard earned money, my vested time and their unresponsiveness and disgraceful tactics. I would never recommend nor use this agency again.

By a long way the best service we've had from estate agents, especially in Bristol. Our viewing was so friendly and informative and Frankie has been so helpful and quick throughout the process. We're super impressed by how much smoother and easier the application process has been compared to other agencies too and wish we'd found the Letting Game sooner, it would've saved us a lot of stress from other companies. I have received great service from the Letting Game. I was initially very nervous about letting my property but their friendly and professional team made the whole process easy and pain free. Their level of communication is second to none and any problems or concerns I have had regarding tenants and my property have been dealt with swiftly and in a very professional manner. I would highly recommend this company if you have a property that you would like to let. You will not be disappointed!

Rarely answer the phone to tenants and are difficult to convey information to the landlord. Do not respond to phone calls in a timely manner but claim "I was just about to contact you" if you do make contact, and most emails we received were at 5:30pm so we could not contact them back on the same working day. EDIT: I suspect I will get a response to this, however, calling me a liar as all the other 1 star reviews have been treated.
We had numerous issues while renting here - oven being broken for ~6 weeks, no washing machine for ~4 weeks, and front & back doors which did not lock AT ALL and were able to be opened from the outside for ~9 months. We mentioned issues immediately, stating that things were temperamental but they would not orchestrate fixing anything until it was "actually broken".
When moving into the property, the cupboards were filled with trash (pizza boxes, cigarette butts, old broken furniture) as was the garden, and we were told words to the effect of "we didn't think students would mind". The doors were a major security issue and I cannot believe how long it took for that to be resolved, causing extreme stress to us.
The letting agents would not act until the council forced them to, at which point we were served with an eviction notice. After being given the eviction notice, we were contacted by multiple people offering us to stay in the house, sending through contracts and mentioning they're upping the rent "to stay competitive" and highlighting the lack of communication between departments.
I thought competition meant lower prices? Who is this competitive for? Certainly not the renters. Currently, we are waiting for our deposit back, but this has been 4 weeks since we moved out and they still have not generated a list of deductions. A shame that they treat some of their clients (the ones who pay rent) so differently than the others (who offer their properties). EDIT: deposit charges are filed below.

Entirely unprofessional service hidden behind apologies and not acting on their word or contractual obligations. We took a property with this company due to their high ratings on Google and have unfortunately had the exact same service as every other letting agent in the UK. The letting process has been very direct, straightforward, and overall a very positive experience. All the Letting Game staff whom we have interacted have been incredibly supportive and attentive throughout the letting process. They have constantly listened to our requirements and further details of our background, and have been incredibly effective at finding solutions that work both for us as tenants and the landlord since making the holding offer to picking up the keys to initial move-in queries.
What we have appreciated the most has been the willingness to get things done that are needed, and assist otherwise however best possible. We very much thank the Letting Game staff for their help so far, and expect an onwards great letting experience.

As a tenant with The Letting Game for the past 2 years I can honestly say they are the best lettings agents I have used. Alex Case has been my Property Manager & has been Professional, friendly & helpful throughout. I love the quick and easy online maintenance reporting function & the speed of response. I had to relocate for personnal reasons recently & Alex & her team have been thoughtful, extremely efficient & understanding in a very difficult time. I would highly recommend!

I am appalled that The Letting Game have pressurised my daughter and her flatmates to renew their tenancy agreement, including the payment of egrigious fees for a property that is not due renewal until several months after a change to the law on the 1st June ( which sees such fees scrapped). E mails from The Letting Game stated that if they didn't sign and pay the fees then the property would go back on the market. It is the despicable behavior of Agents such as this that has brought about the change in law.

This was a new venture for myself and my other half and thought of going to the common agencies but every time we made viewings they were cancelled with short notice or just not what we wanted for our first home together. We then looked at other agencies realising that agency fees were cheaper also (few £100 saved overall) in addition Ben took time with us and made a list of what we were looking for, two days later we had a call saying there was a property comming to the market and we could have the first viewing, at this stage we were thinking not another run down property......
But we were wrong! Not only was it within our budget the property is in great condition and met all our requirements, a truely great service all around and highly recommend to others. Thanks again the letting game from Lisa and myself!

For the past 3 years we have rented our property in Clifton through The Letting Game and have to say that with all 3 changes in tenants everything went amazingly smoothly despite 2 of the tenants being overly picky.
