Easy Let and Rent was set up in 2010 as a new type of letting agency to meet the changing needs of Landlords. I personally started letting property in 1994 and learned the hard way about how to be successful with letting. My personal portfolio includes 3 properties i own entirely, another 3 i have a share in, and 2 other properties i manage informally for friends.
The Guild of Residential landlords is a professional Landlord association that operates nationally in the UK. It has been in existence since 1985, changing to its current name in 2000. It provides all the necessary legal & professional advice to Easy Let and rent, ensuring that all our letting paperwork is leagl & professional, and has been checked and used in a court of law.
15% charge on top of contractor bill (after VAT), to pay for arrangements & admin, as well as any time charges at property (@20/hr) and mileage to and from property (@40ppm). No VAT is due on payments to Easy Let and Rent, but VAT will be charged on via contractor bills, where the contractor is VAT registered.
3. We can find you suitable tenants, including carrying out full reference & credit checks on your behalf. We carry out regular checks and inspections on the property, can sort out any maintenance & repair jobs as well as ensuring all legal matters i.e. If you are thinking of buying a property to let, we can help you with the process, as Shaun has personally purchased a number of "buy to let" properties himself (as an individual landlords), so he can share with you our knowledge & experience to avoid potential pitfalls.
Shaun originally, and now through Easy Let and Rent, has been looking after our house in Trowbridge for about 4 years during which time we have had 2 families as tenants. He has dealt with all the contractual details and financial arrangements with the tenants as they have moved in. My friend, my daughter and her friend stayed at this town house just off The Royal Mile in Edinburgh for just one night after a night out in Edinburgh. It was excellent value for money! Very clean. It offered parking for my car. and the town house was warm and quiet, once inside. I will definitely book again

Where to start? From first booking to checking out the process was so simple, communication from Easylets was first class as well, Michaela was also quick to answer any questions we had and also with the information we needed to access the accommodation. The townhouse couldn't be any more centrally located, it was also very quiet at night and it didn't feel like we were in the middle of the city.
We arrived on a Friday afternoon, quickly located the keybox and entered the property. It was very clean and spacious, the kitchen had coffee, tea and sugar so we could have a quick cuppa, it contained everything you would need to eat comfortably. The living area was well appointed with comfy sofas and chairs to sit on, we never used the tv but would assume that would be in good order as well.
The bedrooms had plenty of storage and the beds themselves were comfy and helped to have a good nights sleep. All in all a very high quality holiday apartment and I would have no hesitation using it again when in the city.

I've been letting my property with Easylet for over 5 years and they go above and beyond the call of duty. Eleanor has been my main contact and she is so professional and diligent in everything she does. She has managed roof repairs, stair repairs and most recently helped me to sell the property even though it would mean they are losing my business. I whole heartedly recommend this company. I have used many letting agents over the years and Easylet are so much better than all of them.

It was my first time renting property with Easylets. I really liked their professional service, quick response and would definitely recommend. One feedback was that their arranged company 'Velvet Cleaning' charged too much for house cleaning at the time of leaving.better arrange yourself and save good money.

I'd rented a one bedroom property for the past 9yrs from Easylet Edinburgh, yes 9yrs! I'd to move out due to health issues and I received my refund without any issues. I rarely require any repair done, if I'd it was done very quickly, communication was excellent, would highly recommend their service,
