Any Refunds for payment are to be requested from Linley & Simpson and not through Worldpay. Cactus took over the management of my apartment, redecorated throughout, refitted furnishings and found a new tenant all within the space of just a couple of months. Great communication throughout the process. They just got on with it. Exactly what I needed as a landlord.

I haven been renting a flat from Cactus Living nearly 2 years now. They are always really professional and kind. Even in the pandemic they are answering all the emails and calls immediately. Whatever problem I had they fixed it ASAP such as washing machine or heaters. I can recommend them whole heartedly.

Has not checked in the property yet but really need to give 5 stars till this point. Cactus, especially Emily which I have dealt with, is very professional, efficient and fast. I called the company about a property I liked, paid the holding deposit and get the viewing all on the same day. Other companies were very slow with a lot of bureaucracy. Will update my review after check in and hopefully everything will be okay.

Excellent communications throughout my tenancy period. When I needed help or anything fixed at the property they always responded quickly and made sure the issue was resolved. Always met with a kind attitude by the staff. The property itself was really nice, in good state and a comfortable place to live at. Overall a great experience.

Money grabbing b**tards is the best way of explaining the management and workers within this rental company. They are incredibly reluctant to give you your deposit back & will add adidditional overpriced charges onto everything single thing that you require from them. Be CAREFUL

I rented an apartment from Cactus Living from Sept 2017 to July 2019 in Sheffield and they were brilliant from start to finish. Any issues were fixed right away and they were nice enough to replace the fridge with a new one and get new curtains installed! Would highly recommend!

I've rented a flat with Cactus Living being my agency of choice. Cactus have been extremely helpful and kind with me since day 1. I wanted to get in the flat ASAP and they made arrangements immediately for me to be able to do so. During my two years of tenancy, I was provided with support whenever it was required - once for the oven and once for the washing machine which had been fully replaced for me.

Whenever I contacted the team, they were always extremely willing to help, being very professional and prompt in their replies to me. I highly recommend Cactus Living to any people looking to rent a new flat.

Got messed around for weeks being told I can't book house viewings like I was going to pay with Monopoly money, until I finally got one in which got cancelled anyway. Never had anything of the sort happen with any other agency in Yorkshire.

Appointment arranged to take photographs. Arrived with a broken camera so no photographs taken. Not impressed after I made a special journey to be at the property. They mentioned that there were some viewings the next day & they would arrive earlier at four o'clock to take the photographs. Four o'clock and no one turned up. At five o'clock some people arrived to view the property.

The letting agent then showed up OVER AN HOUR LATE after I had showed the potential tenants around and done their job for them. I have wasted a lot of time thanks to Cactus. Don't use unless you want a lot of your time wasted.

I was overall very happy to rent with Cactus. Emily from Cactus was prompt and forthcoming with answers during the viewing. She helped us conclude the rental agreement much quicker than some of the other rental agencies in Sheffield. The fees Cactus charge are very competitive, and in return they make every effort to work with the tenant (as opposed to just fronting for the landlord). Although it has been just a week since I moved in, from all my interactions with Cactus, I feel they make a positive difference to how property management is being done.
