We are taking steps to ensure we are still able to provide a service to our landlords and tenants while protecting the health and safety of our staff and local community as much as possible. Our office is equipped to deal with many aspects of day to day letting and management digitally and without the need for face to face appointments, so our team is working from home and we are available to assist via telephone and email only at this time. We apologise for any inconvenience caused but trust you understand given the current climate.
We at Happy Lets are confident that we offer a letting and property management service which exceeds all others. We understand that you will have many questions and perhaps reservations about letting. Friendly and professional guidance throughout the letting process from finding just the right property, through to clearly explaining your rights and obligations as a tenant.
If you currently occupy one of our fully managed properties all repair issues should be reported to our office by phone, email or by using our online 'Report a Repair' facility. Before reporting a repair you should refer to the troubleshooting guide below as you may be able to resolve the issue yourself quickly and simply and avoid any unnecessary call out charges.
If you would prefer that we do not use management keys but instead visit the property at a time that is suitable for you to allow access please confirm when can you provide access for a Tradesman? Please note that if you do not authorise keys to be collected and alternatively arrange a time to meet the contractor at the property, you should ensure that the appointment is kept.

Worst experience I have ever had with an agency. Criminally negligent, had to get both the council and tenants union involved to get them to acknowledge a case of severe damp in a flat I had just began renting out (prior to signing the contract they had also lied to me over the phone about the property benefitting from central heating when it was not), which rendered it uninhabitable.
Prior to the Council ordering them to conduct repairs, they kept denying there was an issue despite evidence of mould, extremely low temperature and damp curtains/bed sheets with a tone of such misplaced arrogance that it would have been entertaining were it not for the truly awful situation they had put me in. A couple of months after getting out of my contract thanks to the Council's report, the flat was up for sale as the damp issue was clearly too serious for them to fix. AVOID AT ALL COSTS

UPDATE: 11/02/2022 - On further evidence, I realise that the property really wasn't cleaned to a good enough standard. In a different light, photos revealed dust and stains on various locations. Therefore I feel very foolish, and have accepted the cleaning charge. I am therefore amending this review to 5 stars with apologies. Otherwise the time renting with Happy lets has been very good.
I can only blame myself for this mis-hap on vacating. I have no qualms, maybe just that they are too good at their jobs. But that is surely a good thing. UPDATE: 24/11/21 - Following an apology from the owner - The property inspector has emailed me that the property wasn't "professionally" cleaned, and informed me they will be sending me quotes from "professional" cleaning companies in due course. 23/11/21 - Cleaning report has come back dirty for every checkbox after vacating the property at the end of a 2 year tenancy, this contradicts their own photographs. I actually spent 2 days detail cleaning with my wife. I am really quite upset by this. They have informed me to expect a deposit deduction of charges.

Not a good experience with Happy Lets. Communication poor, no infantry and kept a large portion of deposit unnecessarily- covid cleaning and light bulbs missing which weren't there in the first place. When questioned still did not reply to email. Having rented 7+ flats in Glasgow this is only time full deposit not returned. Would not recommend.

Critical: Professionalism My girlfriend was struggling to get a flat and so when we heard from happy lets that she had gotten a flat we were overjoyed only to find out after we had sent the security deposit that we had not gotten the flat and they got mixed between another client and we only found out days later, absolutely incompetent people would not recommend

Stayed with Happy Lets a few years back when I was a student, and it was the most exploitative living situation I've ever been in. They disposed of my flatmates belongings, which had been stored there before moving in, including the heirlooms inherited from her mother when she passed away, and denied any responsibility for doing so. I wrote a review explaining this at the time, but they threatened to take our deposit away if I didn't take it down.

There are a lot of positive reviews from landlords on here, but Happy Lets' treatment of tenants is shocking. I'm a member of Living Rent and they've left one of our members in a flat with a giant hole in the roof, insufficient heating (no central heating and supplied with broken heaters), and told her that there's nothing they can do for 60 days because they have to 'go through insurance'. They haven't been keeping in touch or meeting their responsibilities at all. @Happy Lets - Do better by your tenants!

The most shockingly arrogant and negligent treatment I have ever encountered as a tenant. I moved into a one bedroom flat managed by "Happy" Lets which, as I discovered upon spending my first two nights there, was suffering from a serious case of DAMP, making the atmosphere extremely cold and humid and posing a serious health hazard. To demonstrate how cold it was, the contractors who came to see why the fridge was not working (this was right when I moved in), concluded that the fridge was not broken, but was failing to function because the outside temperature (the flat) was so low.
I informed the agency immediately about the issue and was forced to relocate and stay with a friend only three days after having moved in because the cold was unbearable (at this point it's worth mentioning that the agency had also misinformed me that the flat benefited from central heating while there was only a small electric heater), my bedsheets, clothes and all my belongings were damp, and I had started to feel ill from having to sleep there.
Their response was that a damp specialist had already inspected the property and had not found damp, and they refused to send anyone to reevaluate. Of course, once I asked them to forward the report, I found out that the damp specialist did not confirm that there was no damp in the property - on the contrary, he had inspected the property after the previous tenant reported an issue with damp and was suggesting that the flat be properly heated and ventilated (which is impossible to do with a portable electric heater).
For an entire month I wrote daily emails to Happy Lets reporting the situation and asking that they do something about it. They denied that there was a damp problem, refused to send another contractor to reevaluate, suggested that I buy 5 dehumidifiers at the price of one pound each to deal with any humidity, and insisted that if I wanted to leave I would have to give two months notice and continue paying full rent until then.
It was an extremely distressing time for me. Eventually, with the help of the tenants union, I was able to get a technical officer from the council to inspect the property, who confirmed that there was a damp issue and ordered the agency to conduct repairs. Hilariously, even after the agency was served with this notice, the property manager * continued to argue with me that the agency was not in breach of the Repairing Standard and that the Council's report was 'false' - just to see how far this type of arrogant and negligent behavior would take her. However, due to this report, the agency eventually had to agree to releasing me from my contract without notice and refunding me my rent at the landlord's request.
The agency really did drag it out to the last minute though, refusing to allow a representative from the tenants' union be present in the flat with me during the check-out inspection on the grounds that a third person would make the room 'far too crowded' for the agent to inspect if any damage had been done to the property (I'm still debating whether this trumps the dehumidifiers suggestion in terms of sheer ridiculousness).
A couple of months after moving out, I saw the said property being advertised for sale - I assume the landlord either wanted to get rid of it after the Council's involvement or had had enough dealing with incompetent agents from Happy Lets. Needless to say, please consider how your health and wellbeing will be affected by renting from such a shamelessly deceitful and negligent company and avoid giving them your money every month.

I have had my apartment rented out through Happy Lets since 2008. My initial contact was through Bobby Sandhu, the owner of the letting agency. He organised everything for me as I was living overseas at the time. Since then, the apartment has been constantly let without issue. I receive my monies on time and detailed account deductions when appropriate, all which can be presented to HMRC for end of year returns.
Their staff, from the letting staff to repairs and maintenance have all been very professional and courteous. They have vetted all potential tenants and made professional recommendations along the way.There is obviously a cost for this service, but that’s business and I couldn’t have managed this at a lessor cost.I would highly recommend Happy Lets...Last but not least, a special mention to both Amanda Currie and Ceetl Bains, both have been the epitome of professionalism during the current pandemic. Thank You.

We moved out of our flat on 4th September and still haven't received ANY of our £965 deposit back, despite emailing several times asking for it to be returned. We are being charged £114 for repairs which were listed in the inventory from when we moved in (including in photographs), so couldn't have been caused by us - even though I have proof of this I am having to haggle over this bill, and since they haven't returned ANY money I can't afford to dispute it any longer.
It is a legal requirement that they return the £851 that is undisputed but they haven't done this, still holding all of my deposit. We also had multiple inspections that we took the day off work for, which they then didn't show up for, without telling us. We were sent a bill for multiple late payments of rent, none of which had happened - we didn't have to pay it since we could prove we paid on time, but I got the impression they do this a lot. These are just some of many reasons why you should avoid Happy Lets, from my experience.

Happy Lets are a company who are in the market for profit at nearly any cost. All repairs take at least two weeks and a series of follow up emails to be approved - unless there's a chance they'll be an issue in the long term for the properly. However, issues including a broken dresser upon moving in, a broken bathroom door lock, a leaking toilet and a broken bin all took several emails and weeks to be fixed. Inspections focus entirely on the aesthetic of the wallpaper without checking if any of the property was working.
Upon moving out, a ludicrous cleaning list is provided (dust on the skirting board, for example) to claim a chunk (£150) of your deposit - though they will refuse to breakdown what is being charged for what. Moreover, they waited 24 days to release our deposit, forcing us to accept their offer by making it more urgent. Really disappointing experience all round.

I have been a landlord with Happy Lets for almost 3 years since I switched from another agency who could not keep me updated on my property without constant chasing at my end. It left me feeling uneasy that I had to be one step ahead of them to make sure there were no issues with my tenants or property. Now, I can't imagine another agent managing my property with the same level of client care as Happy Lets - they keep on top of everything, act promptly to maintenance issues, always update me when the legislation changes (yet again!), and I have no worries that my property is in safe hands. I can definitely say that of the various agents I have dealt with over the years, Happy Lets meet (and often exceed) my expectations and I would highly recommend them.

Been with Happy Lets for 2 months now and can say that I am happy tenant! I have been renting for years now and constantly find that agencies are quick to chase rent but slow at chasing repairs. Unfortunately had a problem with a kitchen tap and expected a long drawn out process to get it sorted. But I reported it in the morning and got an email that afternoon to say that a contractor would be in touch to arrange an appointment. Still dubious, I went along with it but received a call the next morning and a contractor attended that day to fix the tap - very impressed and long may it continue!

Happy Lets provided great service. I had no hassle with them at all for the last 3 years, they were extremely friendly and communicated with me in advance if they were any flat inspections. I am actually gutted that they will no longer manage the flat that I am renting. Wishing you all the best guys!

I rented with happy lets for a year in a shared flat with a friend. The flat was in excellent condition and reasonably priced considering the area we were living in. Happy Lets we're professional and courteous in all our dealings with them and very fair when we left the property. I would recommend anyone should consider them when looking for a flat.

This was my first time renting and Happy Lets were very helpful and made the process easy! I have been with them for 1 year now and I have found the staff friendly, on the phone and in the office they seem to make the effort to remember their tenants on an individual basis, which was good when I called with queries. They get things done quickly and are good for emailing you about things in advance as well.
They were also speedy when we needed a few repairs after we moved in, and we have not needed any since. I would love to rent again with Happy Lets in the future and would recommend them to anyone!

In my opinion there is no end to the incompetence of Happy Lets. They have (without permission) let work men into my flat who subsequently left the water turned off meaning I had no shower, toilet flusher, drinking water and no idea why! That is until I saw my bath was full of tools. When a man from the insurance came round to evaluate a damp problem that required work he said it would take a week and that we would need to be relocated.
Happy Lets said their guys could do it in 3 days and we wouldn't need to be moved. It took 5 days of very unusual working hours on the contractors part to finish. They gave me the first copy of my lease months after moving into the property, after having supplied me with someone else's lease (containing a lot of personal details) which was very concerning.
After having workers round sporadically for 3 weeks to do a job that Happy Lets told us would take one week (that also meant I could not comfortably occupy my bedroom) we found some of our windows unlocked. Particularly concerning considering we are ground floor flat. This is a mere taster of the issues we've had with the flat they let us which I am still unconvinced was in a fit state for rental at the beginning of the lease.
The stress and amount of time I feel I have had to waste dealing with Happy Lets & their contractors and waiting in for Happy Lets and their contractors is phenomenal I am aware there have been previous reviews removed so I have taken care to remain within the guidelines. If you are reading this the best piece of advise I can offer is even if it's your dream flat, if it's happy lets keep looking!

As a local (Hamilton) landlord I did not have the best experience using some Letting Agents. However, since joining your agency I have had the minimum of trouble. You process the prospective tenants, including reference checks etc. Any repairs and queries are dealt with promptly and efficiently and I am sorry that I did not use you initially when I started out letting my property. The staff are helpful, efficient and always prompt to answer any questions. I have recommended you to all my friends who have a property to let and will continue to do so.
