Cardens were established in 1991 and since that time the name has become synonymous with offering a high quality and personal service to landlords and vendors within the city of Exeter. The expert local knowledge of our fully trained and dedicated staff enables us to provide informed advice and expert guidance to our clients.
In 1991 Jon Carden, supported by auctioneer father, Tony, opened the doors of Cardens for the first time at Number 38 Longbrook Street. Two hundred years earlier John Henry Force had set up in business as an undertaker in Cathedral Yard, the family business then evolving over those two hundred years into builders and then estate agents.
The Cardens name has recently had its reputation and professionalism further embellished in 2019 by the acquisition of Exeter's longest established Estate Agents, Force and Sons. With prominent modern offices in central Exeter, situated between major car parks and the exclusive Princesshay Shopping Centre, and an impressive internet presence we're well placed to market your property to hundreds of tenants. Our staff are fully trained in all aspects of residential Lettings and boast a wealth of experience, combined with excellent local knowledge.
Testing Smoke alarms and Carbon Monoxide detectors on the first day of the tenancy - no additional charge per tenancy. Visual check in compliance with the Homes Act 2018 on the first day of the tenancy - no additional charge per tenancy. Guarantor Fees: No additional charge per guarantor. Covering credit referencing and preparing a Deed of Guarantee (or as part of the Tenancy Agreement).
Once paid in full the Holding Deposit secures the property pending the agreement of the landlord to proceed with your application. The holding deposit is no more than one weeks rent. When you are offered and accept a tenancy the holding deposit paid will be credited against the agreed tenant's deposit.

Rented with these guys for nearly 4 years. Had a few issues with the property over that time you'd expect but where always quick and fair to get them sorted - including a brand new washing machine within a couple days. On moving out fair with the deposit and speedy with the return. Good communication with Beverley throughout and a pleasure dealing with Mark on moving out.

These people have no compassion what so ever! A day late and they are on your case. They will contact the uni and get one of the staff there to call you. They are relentless. Each day they'll email you rent due on 28th you've got an email at 6am on 29th! Legally they can't do anything for 14 days but this doesn't stop them Keep way from them they charge way over the odds for a room. There's far better out there.

Was with Cardens for a few years, and they're certainly not the best. I was spoken to in a patronising way when I first moved in by the agents, then throughout the tenancy the communication from them was wither flippant or lacked any sort of urgency, where I had to send chasers for emails I had sent them on multiple occasions. When one tenant moved out and another in, I was assured that that the contract wouldn't have to change with no further minimum 6 months tenancy period, for them to write up a new contract and change their mind the day before the new tenant was to move in with an admin fee that I was previously uninformed of.
They also conducted a visit without informing either of the tenants and then claimed they had contacted us before their visit, which was untrue and couldn't provide any emails to back up their argument. On the positive side, the property manager at the end of my tenancy was polite and friendly, which was a change from what I had previously encountered.

I bought and sold through and used Cardens to manage my property for 14 years and everyone I have dealt with has been consistently efficient, professional and friendly. They are very good at finding reliable tenants. Particular thanks to Beverley who managed an unusually difficult situation with my property so supportively.

STUDENTS STAY AWAY - wish I saw these reviews before. Very rude staff in the renting side. There is mould in the property and they are saying they can not do anything about this. They are instructing us to pull out and lose our deposit as the "mould was due to current tenants". I have spoken to the current tenants and they have said the agency are very unresponsive.
They are clearly taking advantage of the students and not returning holding deposit back despite not signing the Tenancy Agreement. The person I spoke to was very rude to myself. Never experienced service like this!

During my tenancy with Cardens they were extremely helpful all round, bringing electric heaters up on the day my storage heater broke whilst awaiting parts, they & the landlord replaced the mattress at my request with a quality new one and come the end of tenancy were very transparent, understanding and helpful. Highly recommended given my experience.

Students - Steer clear of Cardens! I wouldn't give them any stars at all if I could. In my opinion they take advantage of young inexperienced students. My daughter and her housemates viewed a property advertised as a 'house'. When they were shown around the 'house' they asked what was through the door in the hallway and were told 'it's a storage room but it's locked so I can't show you'.
They went upstairs to the living area and asked how you get access to the rear garden to be told 'through the door in the hallway'. When my daughter phoned me to tell me they had put down a deposit I asked her about the property. I immediately could tell this was not a house but a maisonette. I phoned Cardens to complain and was shocked by their unprofessional and terrible attitude.
In the end my daughter and her housemates got their deposits back and went elsewhere (that wasn't a good experience either). I feel so sorry for students who are treated so poorly by these money making scammers posing as estate agents. Something should be done about them.

Disgraceful estate agents. Rental property was let filthy dirty, in spite of the pandemic. Try to retain all the deposit. Just see students as an opportunity to rip them off. House was tatty and with cheap old furniture. Avoid them if you can. If you do rent from them, gather all evidence to protect your deposit or they will take you to the cleaners.

In agreement with the other reviews, if I could give 0 stars, I would. Frankly appalling service - they will do anything to try and get money out of you, especially the deposit of 500. An absolute rip off. I moved into the flat during the pandemic at the end of August. No leniency during coronavirus. I received the flat in a filthy state, the state of the bin (grey plastic pedal bin) literally would make you throw up (I've only attached the photos from the top as the bottom state is not pleasant to show in the photos but you get the picture) and full of mould.
The mop and the state of the fridge (I had to scrub the inside to get chocolate markings off). There were numerous markings on the wall, and I had to wipe every surface as the apartment hasn't been hoovered. Had issues with the window fitters, unable to properly open the windows. The Wi-Fi was very poor and failed to connect, leaving me numerous times without internet and had to rely on my own 4g network to manage online Zoom meetings - very frustrating during a pandemic.
They have no respect for tenants and arrange random testing at the very last minute, including fire alarm system, electrician tests etc. They email you stating someone will come in tomorrow for a property inspection but then come in the day before (in the evening after hours) knocking to inspect. If anything, make sure you are willing to pay out of your pocket for any maintenance charges.
For example, any lights stop working, you have to pay for a replacement. At the end of the tenancy, they insist we pay for a professional cleaning service when the state we received the property in was appalling costing up to 1000. They charged me 25 for the shower doors claiming the glass is frosted due to soap residue, which is completely ridiculous.
I have emailed with photos of how I left the apartment when I moved out and asking for evidence of what they were referring to in relation "shower screen doors were left very grubby with soap residue". However, I received no response from them. Strongly recommend avoiding renting with them, it will save you time and money!

LANDLORDS AND TENANTS, I called up to enquire about some properties and was spoken to so rudely, it made me laugh in disbelief when I hung up. I have an unusual circumstance that would have actually ended up benefitting any landlord, but they didn't even consider consulting the landlords for any of the properties I was interested in. I have rabbits, but a perfect renting reference history (always leave properties cleaner than I receive them in which has been commented on by every letting agent, pay out of my own money to professionally fix anything I damage, never ever missed rent, etc, I don't mean to toot my own horn but I am the perfect tenant) and was willing to give 6 months rent upfront, which in this day and age is a goldmine for any landlord, and I've been told as such by every other letting agent I've contacted. However, because of the rabbits they wouldn't even consider asking. Now, if they'd said this nicely I would not have had as much of a problem with it, but not only are they excluding someone who would actually end up being an ideal long term tenant for one of their clients but also they're incredibly short and rude about it.
I then came online and saw the reviews they have and how their secretary has literally left their own 5 star review to try and boost their ratings. and everything made sense. It's ok, I'll take my 6 months rent elsewhere :)

Although one agent at Cardens was quite rude to me at the start of tenancy, my faith in the business is constantly renewed thanks to Kyle Wynn. He is quick to respond to any issues. My radiators needed a special key to be bled and Kyle came over within the hour to bleed the radiators. Now my housemates and I can be warm again in our very cold house that has practically zero insulation. Thank you.

Although our student let this year has had more issues than any previous year that I've been in Exeter (broken boiler, faulty tumble dryer and questionable maintenance) our property manager at Cardens, Hanna, has been so helpful. We've had many technicians sent out within a few days to resolve issues and an open line of communication throughout our tenancy so far.

Absolute disgrace of an agency. They will squeeze out every penny. They clearly don't earn a lot of money so their eyes light up at the first chance to make some extra money from their clients. our kitchen regularly shorted out as soon as you use the 2/2 hobs available. This obviously turns the power off for all appliances in the kitchen but also the entire floor's electricity.
Our boiler also gave out during Christmas season and left us with no hot water or heating at all when temperatures dropped to 0. Deposits are a myth - Total 1100 in 'damage and cleaning' charged- still yet to get any sort of deposit back. we all cleaned the house thoroughly before leaving but they somehow expect it to be better than the condition we arrived in.
A few marks left on the walls due to posters etc. ended up incurring charges at 100 per WALL! AVOID AT ALL COSTS. we are students and asked for some leeway with rent due to us all moving out over lockdown;the house was effectively empty - denied instantly.

I rent from Cardens and had a recent flood in my property. Cardens were so quick to respond and sort the issue, making sure I had somewhere to stay and was safe and supported whilst the damage was fixed. It makes a huge difference to have this kind of support when things go wrong and I can't speak highly enough of Cardens. Friendly, responsive service throughout too.

First we spoke to Sue, absolute babe. Very quickly and thoroughly showed us properties that were perfectly suited for us. We arranged a viewing for 2 hours later in a house we just knew we’d fall in love with. We were shown around by the beautiful Antonia, who after seeing our enthusiasm for the house, offered us a lift back to the letting agents... not all heroes wear capes.
We sprinted to gorgeous and charming Hanna’s desk, where we were greeted with sweets and a smile. We whipped our cards out (holding our breaths and praying for no declines) and within 10 minutes the house was ours! She clearly sensed the despair of broke students and went ahead to fill our bags with sweets and boxes of food. There are few times in my life I have appreciated anything more than that moment
P.s. this is not sarcastic, we had an incredible experience and will definitely be going back to them next year!
