KB ROMAN LETTINGS, Are really great people they are experienced in the field of letting to students. Properties are priced reasonably per person per week per room, the rooms are at a great size with fully furnished and double beds the whole property is a great size and fully furnished we could not fault KB ROMAN or the property. THANK YOU GUYS

Clean accommodation at 358-360, lovely neighbours-minus one who was very rude but they now do not stay at 358, the staff at kbroman are really helpful the management resolve issues really fast. Maintenance team they are amazing Dan and alan.

May I say kB Roman have been exceptionally brilliant.differ from last year's estate agent we had opted for, glad we choose kB Roman this year round. House was pleasantly clean upon arrival all staff we're very attentive maintenance staff members have been brilliant so far. Well done to all the staff at kB Roman.

Wicked experience with kb Roman especially the blonde staff member was very attentive maintenance man alan was a cool guy and office staff where brilliant. Accommodation was clean and tidy the communal area's where great and so was the games room. Would not go anywhere else kb Roman is the place to go for all students.

My accommodation was decent at 358-360 for the price I was paying every month. Staff at the office where brilliant very helpful.

Stratford Road 358-360 - WOULDN'T RECOMMEND. Complained about cockroaches, they sent "pest" to spray something around the house for cockroaches, didn't even help and didn't even do anything else after that. They said nothing else they can do. Ermm yeah you can actually get proper pest control and deal with situation better, just trying to save money!

They only sent him ONCE. Few weeks into moving there seen big black ones, they kept appearing in kitchen, bathroom, shower, bedroom, store room. Literally so disgusting, they even crawled into the wardrobe some how. Complete infestation as we seen big black ones and on the stairs leading upto the flat over time, never would've thought this place had cockroaches.

Stay away and save your money! Traumatised of how many cockroaches I've seen in the whole time of living there Next door neighbour also told us she had same issue of cockroaches and they did nothing about it! They didn't even send any pest control to her house ? Had enough of this place and the service of them not doing anything about it and left!

So did the neighbour! House is so cold in the winter, when you breathe you can literally see cold air coming out your mouth. Heaters don't even heat the room up! In summer it's super hot, fan doesn't do justice literally. More downs than ups of this place but yeah I'd say think twice before you move in!

Cockroach infested flat (358-360 Stratford Road). First week of moving we found a huge black cockroach. There's a reason why the price was low so be weary as we were not aware of the infestation. Had to get rid of/leave behindmost of my belongings (bed, wardrobe, coffee table, microwave) as cockroaches can stay in there to move into your new residence.

Before moving in on the website it said council tax paid for but after receiving a letter from hmrc the lettings claimed they do not cover that so keep an eye out for that on the contract. Alan the maintenance guy was a great person though!

My friends and I have been renting a house from KB Roman in Selly Oak the last couple of years and found them to be very helpful with everything. Allan, the repairman, especially goes above and beyond to assist. THANK YOU! Sad to say this will be our last year - so many amazing memories! :

STAY AWAY FROM THIS PLACE AT ALL COST! PLEASE if you are a student please do not rent from this place as they are a bunch of charlatans. They will do anything possible to not refund you your deposit even if you provide them with evidence. There are other student lettings agency on Bristol Road but STAY AWAY FROM THIS PLACE AT ALL COST! ALL THEIR 5 STAR REVIEWS ARE FAKE. DO NOT STAY HERE

Extremely rude and unprofessional. Properties may be rented at prices that seem reasonable. However, I would stay away from this company as the way they conduct business is terrible. They also take ages to return any money which is owed to you and if you question them about any refunds they get very frustrated. I once recieved a very aggressive email in all caps when I enquired about a refund.

Terrible experience, KB Roman Selly Oak I won't forget. Staff ( lady from the selly oak office with glasses) incredibly rude and useless. We moved into the house and it was dirty (after they said cleaners would clean it before we moved in), one of the cupboards fell completely, injuring me and no type of compensation was given. They claimed we didn't clean the house properly (after we took pics and asked for their report), said they would take out the deposit, but didn't back their lies.

All they care about is the money being paid. We ended up getting our deposits after days of persistence and reaching the office. I will never ever get a place with them and I hope people think twice.
