* Provide general advice on the Landlord's responsibilities when leasing a property * Actively market your property to potential Tenants via our website and advertising * Carry out accompanied viewings with potential Tenants (flexible hours) * Obtain and check references from the prospective Tenant * Issue the Tenant with a Notice to Let informing them of the conditions of the Lease * Prepare the Tenancy Agreement (legally approved Short Assured Tenancy Agreement) * Arrange for a full Inventory of the contents of the property to be drawn up (at cost) * Collect the deposit and first months rent from the Tenant * Arrange for the transfer of utilities (gas, electricity and council tax) to the Tenant Landlord's who wish to use Stonehouse's Management Service in addition to the Leasing Service will be charged an initial fee of 25% of one month's rent (min. 150) + VAT for this service, whilst landlords who wish to manage the property themselves will be charged 50% of one month's rent (min. 300) + VAT. Stonehouse Property offers a range of leasing and management options, allowing us to customise our service to meet your needs. Leasing services can be taken up either with or without using the Management service offered by Stonehouse Property

Our Management Service offers you peace of mind as Stonehouse Property acts as the first point of contact for your tenants and we can also arrange for any maintenance work to be carried out on your behalf. Regular property checks will be carried out during the tenancy. The Management Service includes the following: - Provide an out of hours emergency contact for Tenants - Collect and log monthly rent from the Tenant - Transfer the balance minus any fees and expenses to a designated account - Send the Landlord regular statements of account - Check on the property regularly and provide a written report for the Landlord if required - Arrange a full property check on behalf of the Landlord at the end of the Tenancy (at cost) - Arrange any repair and maintenance works with approved Contractors - Act as the principal point of contact for the Tenant for the duration of the Lease The fee for the Management Service is 11% of the monthly rental (min? 50) plus VAT and is deducted from the Landlord's rent account prior to monthly payments being transferred.

Stonehouse Property also offers a furnishing service to investors which have proven very popular, ensuring that our clients properties are furnished and equipped appropriately for the target market. Properties furnished by the Stonehouse team can be viewed in our websites Gallery. With the increasing level of investment in new build buy-to-let properties Stonehouse realised that there is a need to make the process of furnishing these properties simpler for the investor and is now able to offer a range of fixed price packages with a menu of optional extras. Properties furnished and finished by the Stonehouse team have met with the unanimous approval of our corporate client base. We have also been able to pass on to investors the financial benefits of bulk buying and special rates offered for repeat business.

Beware of fees when you leave! Me and my partner spend over 100 and spend countless hours the weeks coming up to us leaving the property and upon leave we were given a fee for nearly 300 included in this were damages told to the property manager Jackie Stewart when we moved in and she tried to get us to pay for them. Along side This was a 165 charge for apparent streaks on 2 mirrors.
Also a charge for exterior of windows when their were independent contractors hired outside the property installing scaffolding. When disputing this with many many pictures of evidence of leaving the flat in great condition we were just treated very badly and said to deal with the deposit department where you have to pay to dispute your claim. So unprofessional and unjust in the way they treat you should you decide to leave the property.

Avoid these people at all cost. I recently rented a flat through stonehouse and I will never use them again. Not only was the process complicated, clumsy and time consuming they are scammers. The flat I rented was advertised by them as a "fully furnished" two bedroom flat. During my viewing I noticed one of the rooms was not furnished and there was also no TV however, they agreed they would sort a bed before I moved in.
Yet when I arrived there was still no second bed. I spent weeks emailing them trying to sort them putting in the second bed that they advertised (and agreed to put in) with no success. Eventually I decided to give up the lease as I was not willing to pay this price for what was in fact, really a poorly furnished one bed flat. Stonehouse were slow to sort my termination and unhelpful throughout the whole process. (It gets worse) Months later after terminating my lease, they have been trying to bill me for a cleaning the flat.
I actually had the flat cleaned myself before leaving! I have explained to them that I had it cleaned and therefore am not willing to pay this. They have since attempted to take the money out of my bank account without my permission. Honestly the most stressful few months. Do not use them.

I moved into a flat that my partner had been renting from Stonehouse, they made a mess of that whole process. We had issues throughout with them, mainly a dodgy shower and damp issues, neither of these were never resolved. We had other minor issues were eventually resolved after months. They then overcharged us on the deposit (which we argued them down on). Would avoid at all costs and I'm very happy not to live in a flat let out by them

Jan 2022 - Not only unprofessional though detached from reality! As a prospective landlord I was not impressed with the condescending member of staff who contacted me following my query to the Stonehouse website. Over confident to the point of being blatantly rude this member of staff laughed (loudly) at my responses when I advised that "I just wished to cover my costs" and when I advised that (for us), it had worked well in having a friend renting our flat on a long term basis.
This member of staff also advised that "the price of oil in Aberdeen was going up" - Anybody who has remotely followed the Aberdeen flat market will note that in recent times, it is the empty Universities that have had a knock on effect to the flat sales/rentals in Aberdeen. Not only the oil price. As a Guarantor to a current tenant of Stonehouse, I ended the call having very little confidence in this company.

I'm based in England and have never been to Scotland so clearly I was apprehensive but then the agent assigned to me was Gill Annand who I can't thank enough for being so accessible, supportive and understanding. Excellent service. Natalie was always very quick to respond to any query I had. Collection of keys was easy. Natalie also replied promptly to my concerns around items of furniture not being replaced as agreed prior to collecting keys. Excellent service, Gill Anand arranged a viewing on the same day I called (this is unfortunately a rarity in Aberdeen). The flat is great and was cleaned to a very high standard when I moved in only a weak after the viewing. When you need a property manager, both phone and email are answered quickly and competently.

I'm new to the rental market and sought out a few letting agents prior to making a decision. I had an initial call with Natalie, and after contacting a few other agents, I made my decision to work with Stonehouse, 100% thanks to Natalie - she was by far the most helpful and friendly agent I spoke to out of all the other companies. Following the initial call, Natalie came out to my property and answered my hundreds of questions exceptionally well.

Natalie Edwards was the estate agent who dealt with my inquiry about a property. She was very fast at responding to me and was more than helpful with everything that we asked about. This is our first flat rented via a letting agency. We always get an answer to any query in a timely manner. There is a smooth communication between us and our landlord and it almost feel like there is no letting agency involved which to me is the top goal for any letting agency. Not long moved out a flat I leased with my girlfriend. Best I have experienced and I have leased flats UK and abroad. Everything was always dealt with by Lisa Campbell or Amy Mcleod quickly and professionally. Whenever a maintenance issue arises, I get a clear summary of the problem, recommended repair, and cost ASAP. I aim in response to ensure the fix costs are reviewed and approved as rapidly as possible to minimise disruption to my tenants.

I get clear reports on inventory and condition checks. I have also had great success with occupancy, and credit Stonehouse with recommending rate tariffs and reliably finding good tenants.
