We've been best buds since we were little. We grew up in Edinburgh, left home and became tenants. Like so many others we were ripped off, suffered poor service and were kept in the dark by our letting agents. We discovered landlords were receiving the same treatment so in 2007 we started Umega. Umega abandons the historic behaviours common in our sector where customers are exploited.

We have a flat we have rented out through Umega for the past 3 years. We have been extremely happy with th service provided. Communication has always been great and clear. Issues with the flat's maintenance have been dealt with promptly and efficiently. During Covid, when it was difficult to rent the flat, Umega worked hard to ensure we had tenants in the property. All in all, we have been impressed and will return again when we need to rent the flat in the future. Thank you!

My wife and I decided to rent out our flat after moving to a new house. The flat needed extensive renovation including rewiring, decorating and new flooring. In addition we had other work to do to such as upgrading furniture coverings. This took a long time partly because of the amount of work but also because of delays due to Covid. Umega were always there to guide and recommend as well as book appropriate services, we were of course free to go elsewhere if we wished. Natasha looked after us for most of the time with great expertise, never trying to hurry us.
The flat was then advertised without delay and we had tenants in place quickly. It is early days but so far everything has gone very smoothly (deposit collected by Umega, first rental payment processed quickly) and we fully expect that to continue.

So far, our experience with Umega has been as private landlords of our small flat which we lovingly renovated ourselves over a 5-year period. It means a lot to us to let our flat through an Agent that appreciates this so that we secure tenants who also appreciate the space & effort invested in our home. Umega have a flexible approach, supporting us to connect with tenants personally & through them when appropriate & have managed communication between us consistently. Umega seemed good at first, but things quickly took a turn. If you have the option, please, please avoid renting with this company. They put our health at risk and never respond to correspondance. Firstly, the landlord had taped up a pipe under our sink with duct tape. When this inevitably broke and flooded our entire kitchen one weeknight evening, Umega responded relatively fast - though to this day have not fixed the moving floorboards caused by the leak.
The first major problem came when a sink was broken in the bathroom. Umega took a month to replace this sink - the only sink in our bathroom - which meant we had to go to the kitchen to wash our hands. This is obviously a hygiene hazard and there is no reason why a sink should have taken over a month for replacement. Next our toilet broke, again no help from Umega with an extremely long wait for replacement.
Let me restate this: we only had one toilet so had no toilet for weeks on end and no way to flush, you can imagine how awful that was. Then lo and behold, our boiler broke. Not only did this break but also our back up water heater. This meant we had no hot water - no showers etc for almost an entire month in December - one of the coldest months of the year.
Until I chased up Umega multiple times they didn't even offer us electric heaters or alternative methods to shower. Because of the dangerous and unsanitary conditions of the flat, we went away for a week - during which Umega was supposed to fix our toilet and hot water. (By this point we hadn't had hot water for two weeks). We come back to a cold flat and guess what?
Still no hot water. We then had to have our flat pulled apart for a whole day - especially disruptive as we both work from home, in which a lot of woodwork was damaged. Since then, I have been falsely harassed by Scottish Power for a bill which doesn't belong to me. Umega has been 'trying' to fix this despite ignoring my emails and leaving me to face potential legal action over a bill that is not even for my flat.
If you are considering renting with them, please save yourself the hassle and avoid them. They have honestly ruined my mental health and they are not worth working with, even if their properties look good on the surface. I will be looking into legal action now that our tenancy is coming to an end with them.

Unfortunately my great experience with UMEGA Lettings went downhill quickly once the landlord found that the flat needed a complete rewire due to the EICR report finding aluminium wiring throughout the property. Umega did not communicate properly what the works would exactly entail, what was required of us as tenants and when we moved back, we were left with a flat with dust pouring from the open channels in the walls and ceilings.
It was impossible to get much of a concrete answer on when the decoration works would begin and/or be completed. My partner and I are demanding Umega compensate us adequately for the disruption, health hazard, poor communication and for the fact we both had to take time off work to move out, back in and clean the mess.

I am so glad to be leasing a flat with this company. I am moving from California to Edinburgh and have bombarded them with hundreds of emails asking questions and they always answer promptly and thoroughly. They have been very helpful throughout this entire process, from the viewing to move in day and even after. It is so nice to lease with them as they make me feel very important and never feel like just another tenant. Honestly the best letting agent I've ever used and I'll certainly use them again in the future should I end up moving again. Far superior to other agents in every way - the communication is fantastic and they never leave you hanging (if you have or haven't been successful in a flat application for example), and you don't have to chase anyone up for information.

I'd rented a 1 bedroom flat from Umega for 3 years and they are easily the best rental experience I've ever had. Whenever there was a problem there was a response within 24 hours or if emergency within an hour, the team we're always kind, courteous and keen to help out and answer any questions I had. I live overseas and have trusted my apartment to Umega lettings on the recommendation of a close family friend. I have certainly not been disappointed and for the past 4 years all matters have been dealt with swiftly. We used Umega to help us get our 1 bedroom flat rented out just off Easter road. Umega spent 4 days removing and replacing our Bathroom as well as getting the heating sorted out. The Umega maintenance team were, punctual, reliable and the quality of their work really shone through. We had intially good dealings with this agency with the exception of the flat being dirty when we moved in (sticky floors etc). However, it has just gone downhill over the two years we rented from them. They are slow to respond, and most of the time did not keep us updated regarding maintenance issues. I suspect this is related to staff changes. They are now trying to charge for "small areas" of cleaning that were allegedly missed, including in the bathroom.
We left that place spotless, and in a much better state than when we were given it. Their repair people were the only ones in the property (aside from flat viewers) after we had vacated. I am extremely disappointed in the decline of service we have recieved and will not be dealing with this company again.

I made an appointment to view a property and was asked to go to an 'open viewing' later that week. Naturally, I assumed that this was the date/time given to all. I then received an email advising me that they'd received too many applications and that my open viewing was cancelled. This is despite telling me applications could only be made AFTER a viewing.
This is a completely discourteous, dishonest and disrespectful way of doing business. I would be extremely wary of entering in to anything legally binding with them if they can't get something as simple as a viewing right.

Totally unprofessional. Unacceptable service. My gf and I, arranged a viewing for a flat, we called the same day morning to corfirm the viewing and we been told that we'll receive a text with the exact address 1 hour before. We never received the text and I called them 40 minutes before the viewing where I talked to a polite girl who asked my number again to send me the text with the details immediately.
She lied! Never sent me the exact address and when I phoned them 15 min before the viewing and while i was already at the street of the flat, the guy on the phone told me that there is no booking at all at the specific time for the specific flat and also our names and telephone nubers are not in their system. If you want reliable service better go somewhere else.

Yet another letting agents. They're the most cheerful looking ones I've come across, which isn't saying much but just look at that exciting purple exterior and the name itself. Mind blowing. You may be able to deduce that I'm a little frustrated with MY letting agents at the moment so it's unfair to take it out on Umega. I noticed that they let out flats for the festival; having just experienced my first Fringe Festival, it's definitely worth coming down for but I'm not sure I'd sign such a contract for it! Umega's located in one of my favourite parts of Edinburgh, Marchmont.

I have been renting my flat through UMEGA letting for the last year and have found their service to be extremely professional and to the highest standard.
