We will only offer accommodation which is compliant with current gas Electricity and fire regulations.
If you wish to clarify anything please contact us. If a Guarantor cannot be found, subject to landlord approval, we would take all the rent in advance for the whole contract. As our contracts are joint contracts, every tenant must have signed before anyone can move in. You will need to pay the move in money on or before the day in cleared funds.

Absolutely amazing service. I was dealing with an agent by the name of Fabio who was fantastic, he was really kind, knowledgeable and helped me every single step of the way. Promoted responses on email, professional in person and showed dedication in his field. I believe that he is a great representative of Just Let's and a wonderful asset to this business, and I'd say they are very lucky to have someone like this. Overall Just Let's was the fastest and easiest letting Agency I have ever worked with and I would recommend asking for Fabio if you ever want to rent through them.

Awful behaviour, awful service, awful overall. Not even 1 star. We decided to rent apt in Brighton and was interested in basic flat for my family (1+1 and 1 yo child). We wait for the apt that was chosen in a hotel as promised to speed up check in was not delivered. We lived 4 month and treat apt as own home: perfect cleaning, amazing care about the territory and good connection with neighbours.
After 4 month landlord decided to sell apt. We was managing all the viewing, very flexible, even in covid times. We mad apt on the agreed day with professional cleaning (even window) and freshly painted walls. After that agency count imaginary damage for around 400 from the deposit. We negotiate - it was like a nightmare. Agency barely opened to the customers-always delays with answers or you just can't find them in the office. Rude, unprofessional communication - after you signed the contract - kind conversations are finished.
Only protection of the landlord (obviously because landlord is paying fee), very dirty management. Pls be aware that you won't receive you're deposit in any case and also will feel treated as last people in the city. Shame on you, guys. Matt was our agent - but I never saw him in person. That's also tells a lot.

I'm very surprised by some of the negative reviews. I am working in customer service sector myself there so I am aware that happy customers are not leaving their reviews as often as those who are NOT as pleased and have decided to take a minute and share my experience and feedback with those who are in doubt here. Have been renting with those guys for over 2 years now and from the start - my 1st flat viewing with Fabio - this agency couldn't be more than helpful and friendly.
Every little issue with the flat dealt with perfectly and in a professional way - fridge replaced within few days. Problems with the boiler or blocked gutters - sorted every time promptly. Now waiting for a new washing machine as mine gave up after few good years of use. So grateful for this! Matthew is always super kind and helpful. Nothing is too much of a problem. Roger sorted out for me little discount during 1st lockdown which was very appreciated and - although embarrassing for me to ask for - didn't seem like too much hassle. I cannot say bad word about this Agency and all mentioned above members of the Team. Thank you very much! You are 5 STARS!

Be careful with that agency. By far the most unprofessional agency in Brighton! I am pretty sure the 5 star reviews are fake. Any good reviews here is about Grace a lovely girl who has been working there for a while. Indeed from personal experience she and the pink colour on their logo are the only two good things about this place. Once she left everyone else ( specially Matthew- manager and Roger- director) were rude and amateurs in their jobs.
I rent in Brighton for over 9 years now and I have never experienced that level of unprofessionalism! Once they let you the property they don't care about anything. Inspections without warnings, neglecting to deal with important issues (our house was leaking for a year and half), and lack of respect are few of the issues we had! Their unprofessionalism reached a point when they asked us to pay extra money and finally kept our deposit for their own mistakes! Avoid them as much as possible. Extremely unprofessional so be careful!

My husband and I have been impressed by the professionalism and efficiency of Grace. We've had a few things need attention recently in our home, and the service we have received from her has been above and beyond anything we've experienced before in our combined wide experience of agencies in the Brighton & Hove area. The contractors she has sent our way have also been unfailingly on time, poliste, pleasant and thorough. We're really happy with our recent dealings.

I found Just Lets, and Matt Gardner in particular, to be very good, the best estate agents I have dealt with by a mile. I was somewhat concerned when I ready the negative feedback for the agency before we went ahead but we really liked the flat so decided to go for it anyway. What a great decision! We were looked after by Matthew Gardner and he was great.
Nothing was too much trouble and it was all very soon after we made a request. He really did go above and beyond. We had builders doing work outside the property and they made a mess of the patio pebble section when they left, Matt turned up himself with bags of pebbles to replace them that same day. We had an issue with damp, he bought over a dehumidifier the same day which resolved the issue.
I could go on and on. Many of the complaints we saw centred around deposits, we got ours back in full only 3 days after moving out, which had never happened to us before. Maybe the people moving out had not left the flat in a great state? We had no problems. All in all I would say you are very lucky if you find a flat with Just Lets, especially if it is being managed by Matt, he made our 3 year 8 month tenancy go really smoothly.

Canceled 2 viewings on us. One viewing was canceled via text message less than half hour before a viewing on a Friday afternoon. The agent canceled giving the reason "The tenant told us she was ill". When me and my partner arrived at the flat, the property looked deserted, and showed no signs that anyone was in at all. Take from that what you will, my guess is the agent decided at 5pm that they couldn't be bothered to show the property, but that's just conjecture;).
As the agent decided to text from an unknown number, instead of being a proffessional and phoning a potential client, my phone flagged it as a spam message (I haven't got my phone set up to do this, so this would be o2 flagging it, not me). This resulted in us having no idea about the cancellation, and standing outside the property for 30 minutes waiting for an agent to show up.
The agent's text message said that they would phone me first thing Monday morning, they didnt. When my partner finally gave in and phoned a few days later, the agents response to what they had done was "oh dear". No apology, just an "oh dear". If this is how Just Lets deal with perspective customers, I dread to think how they deal with people that are living in properties that they manage. I would recommend avoiding them at all costs.

Incompetent is probably the best word to describe Just Lets. Tough to contact, slow to reply to queries, and seemingly resistant to assisting their tenants. We had a few problems throughout the year, which were in the most part ignored or 'solved'. In attempting to claim our deposit back we have found that the staff have a seemingly nonexistent knowledge of the content and nature of the very contract that they gave us.
This seems counterproductive with the number of agency fees and extra charges they attempt to push through after moving out. I would recommend steering well clear of Just Lets and using a letting agency that won't make it so obvious when trying to rip you off and have half an idea what they're doing.

From the perspective of a prospective tenant, Just Lets are completely incompetent. The communication in what I can only assume is a very small office is non existent, there seem to be several viewing books floating around meaning no one has a clue who is meant to be at what property, when and to meet who. I turned up to a property only to find out from a friend that it had actually already been let but no one from Just Lets bothered to call or turn up.
I booked another house viewing a week in advance only to be told that they couldn't do it on that day but the next day but shockingly I receive a call on the rearranged day to tell me that in fact no, it would have to be another day. Not worth the trouble and probably not worth the fees they would eventually charge looking at previous posts.

I'm sure that somewhere in the universe, a good letting agency must exist, who deal with your problems quickly and efficiently, are friendly and approachable and who don't rip you off, either by hiking your rent up due to their fees or skanking you of your deposit at the end of your tenancy. It's not Just Lets though. In fairness to them, they were more ineffectual than actually evil - they did give us the majority of our deposit back at the end of our two-year tenancy (and so they bloody should have done - we repainted the walls for them!) but our biggest problem with them was they were just useless.
Our boiler didn't work properly for pretty much the entire time we were in the house, meaning that sometimes for weeks at a time the only hot water we had in the house came from the electric shower. I wouldn't have minded so much if we had been renting off a private landlord, at least that way you aren't paying above the odds to give an agency a cut, but it really irks me that both we (through our higher rent) and the landlord were paying the letting agency to do a job - to efficiently maintain the property and deal with any problems that arise - and they weren't doing it. It seems that all they thought was in the job description was to process our paperwork and take a hefty agency fee from each one of us for the privilege.
