We were moving from London to Edinburgh which made viewings difficult but from the outset, Ken showed real understanding for our situation and did all he could to make the process as smooth as possible. After moving in, our property managers Kim and Beata were always on hand to deal with any maintenance issues we had. No arguing, just positive, customer focused responses with repairs carried out promptly at no charge to us. Having rented through agencies before it was a pleasant surprise to deal with one that actually cares about their customers. Highly recommended.

I was with 1Let for a year and was really happy with the service. Flat itself was lovely and was rented in a very good condition. Kim our property manager was always really friendly and resolved any maintenance issues quickly. We had a complicated roofing issue but Kim was always really receptive to giving us updates on the situation until it was resolved.

When I moved out, Scott and Kim were really helpful in giving me clear information about doing an inconsistent move out (one tenant leaves one stays) which was much appreciated as it was a stressful time! Thank you~

I rented a flat through 1 Let and the service I received was 5 star. Members of staff are very professional, friendly and helpful. They supported us throughout the whole process, including providing us with information on extra services. If I need to rent a place again in the future, 1 Let would be my first choice.

My partner and I had great service with 1let, we rented through them for a year and our property manager was Kim Reid. Communication was good and prompt and any issues that arose (though there weren't many!) were dealt with in a timely, professional and efficient manner by Kim. She made moving out such a breeze as well and kept us well informed and updated throughout! Wouldn't hesitate to rent with them again if we're ever back in the area!

A dishonest and deceptive company. They most certainly don't put tenants first. Staff members are lazy and ignorant, in particular Kim and Beata, never delivering on their promises, even when stated on email. No extractor fan in the bathroom in our property, then we were billed for anti mould paint and blamed for not notifying them that there was no extractor fan - even though safe deposits (also a terrible biased company) themselves recommend an extractor fan being present.

Flat itself overall, was tired and grubby - mattress was in a sorry state and the sofa worn out with stains before we moved in - then when we left, we were billed for the cleaning of both. Completely dishonest, money grabbers. They let us the property with a garage included, yet when we moved in we didn't have access to the garage for over 6 weeks.

When we demanded a rebate due to the lack of garage, they tried to fob us off and blame covid. They only coughed up once we threatened legal action. Absolute cowboys. Avoid this company at all costs.

Best letting agency in all of Edinburgh, hands down! We rented from 1Let for two years, and the service and support we received from them has been absolutely outstanding. I have rented from a few different agencies in the past, but no other agency has come close to reaching the professionalism of 1Let. Whenever we had an issue, such as a broken washing machine or a sketchy boiler, the team at 1Let dealt with it extremely quickly and there was never any hassle. Particular thanks to Ken and Kim, who have always been super nice and who made us feel like we were in very safe hands. In conclusion: we cannot recommend 1Let enough!

I have rented twice from 1Let and both times I was delighted of the team's professionalism, quick and efficient responses and quality service and processes. My experience of 1Let so far as a landlord has been superb, and a particular thanks to Ken Bell, who has been brilliant. They've been extremely prompt getting back to me, always clear in letting me know what's going on, and just obviously highly competent. Their maintenance man even hung around for about an extra hour and a half to take late delivery of a fridge-freezer to the property (thank you Richard!). Impressed, and highly recommended on all fronts!

However, 1Let were excellent for the the year I was with them - very quick to communicate, rapidly attending to any issues in the property, and I was never made to feel like I was just another 'asset' in someone's portfolio! An excellent company to lease from. Any issues had quickly sorted out either with a phone call or email and instant reply/problem fixed. Very fair and understanding. Would definately recommend! Have now leased 2 different properties from them, and always found both Ken and 1let as a whole to be excellent and extremely helpful.

When I first considered using an agency to let our flat I was a bit aprehensive and unsure. After my first meeting with Ken Bell I knew it was the right choice. He is really friendly and personable and instills complete confidence in you that 1let do a superb job. I have to say I agree 100%. We got in touch with 1let in December and our flat was rented in less than a month -fantastic! Beata is also fantastic to liase with about our flat.

She deals with any email correspondance required on the running of our flat and always replies really quickly and deals promptly and effectively with anything needing dealt with. She liases with both the tenants and myself and seems to do a fabulous job making everyone happy. Thank you! Best decision we could have made and worth every penny of the 12% commission. If you are considering using an agency I have no hesitation reccomending this one.
