I lived on Sefton avenue Heaton 2.6 year. Property management was disgusting. I paid 3 months rent in advance so much in cash so much bank transfer. I always paid my rent in advance, when i left i was owed my final months rent. Now they are saying i did not pay 3 months in advance although i was not allowed to move into the property untill i had paid 3 months rent 175 admin fee and 200 deposit. Approach this company with caution.

Rented from these parasites for 1 year a few years back. Would take 2 weeks of daily phone calls to send a repairmen out, even for urgent matters. Constant condensation (blamed on us of course), terrible insulation, broken guttering, boiler problems overall poorly maintained property, uninformed viewings without giving legal notice. Also they would blame this on delays contacting the landlord who they refused to tell us who this was, something I later found out was illegal.
Out of interest I paid my 3 to look it up on the land registry and surprise surprise it was Barry Myers, the company director of Prem-Lets! Unfortunately, such practices are rife in the student housing sector in Newcastle, but short of those which have been found guilty by court of fraud these people must be some of the worst. Seriously, avoid them and save yourself a year of pain (and it will certainly only be 1 year).

Where to even start, I rented a property for my second year of University and it was the worst experience of my life. The moment you sign that tennancy agreement marie becomes the rudest person I have ever met, just because I am a student doesnt mean I'm not a human being. After being promisied the world and sending multiple emails about damp that we where promised would be treated it never was which left us living with damp for a year getting progressivly worse.
On top of this a broken boiler which would go off and leave us without heating and hot water atleast once a month for a good 2 days only to have marie (one of the letting agents) come arounf to fix it suggesting the problem was an occuring one and "quick temporary" fixes where put into place. We first walked into a dirty and dusty flat that needed a full clean before we could even unpack our bags which left us at the end of our tennancy arguing our case for what has now been 5 months and is still continuing to get our 473.66 deposit back as they're claiming for 150 worth of cleaning despite the flat being cleaner than what we first walked into.
As the landlord continues to argue we are required to pay for "covid cleaning" which was not part of our agreement. In all honesty it was just a greedy landlord trying to take advantage of Students. We're now in January still waiting for our deposit that was due back in September. During Covid-19 times we where still expected to pay 100% of our rent which we did no complaints and then despite this they then decided it was still ok to bring new tenants into the flat to have a look around giving little or no notice as well as putting us at risk of getting the virus.

Wasn't overly impressed by the management whilst staying at a property of prem lets. We had a situation where a young pigeon was found in the roof. The property manager instructed the tradesman to put the bird in a shoe box and place it on top of the kitchen out building. The young bird couldn't fly, this would of been quite apparent by just looking at it and anyone with common sense could of seen that.
After coming home from work on a Saturday i was greeted by a housemate informing me of the situation, the bird was becoming increasingly distressed as it was cold and raining. I had to get onto the roof to get the poor bird down. We boxed it up properly, contacted the rspca and took it to a vets 500 yards away from the property. A kind lady from first vets kept the two birds for around 5 weeks until they were able to fly, she released them back around the house and now they live happily. This situation should of never happened and those responsible for this really should think about the manner in which they acted that day.

What a let down! Sam and Marie managed the house I lived in for 8 months. They left us with no working fridges; nor were any of the kitchen appliances advertised working. They eventually after 7 months replaced the fridges, and left one in the centre of our tiny kitchen, and the other in our front yard! They would not fix the toilets, or sort any of the issues we brought up with them.
They also did not supply any kind of inventory- which is a legal requirement. It was clear they had not inspected after the previous tenant left. They then withheld my deposit on the grounds of needing to do an inspection. Against what i ask? as they had no proof of what it looked like before we moved in. So lazy and unprofessional, it was difficult to even sign up for a property with them, let alone leave. Got my deposit back 3 months after i vacated the property. Could not recommend, wish i could give less than one star.

Really friendly staff (Marie & Sam), flat was immaculate when I rented the property and any issues they were only a phone call away, very prompt when resolving any issues I had. Whenever I popped into the letting agency I was always met with a smile, they didn't just see me as a tenant, they made each conversion personal and built a good relationship.
Would 100% use again when looking for property close to city centre. I was with them for 4 years and don't have anything negative to write about my experience. I've read previous reviews about them trying token as much deposit as possible and this isn't the case, yea I was deducted some cleaning fee's as I left a couple of item which was acceptable in my eyes as you're not going to expect Prem Lets to come and dispose of it when it's our responsibility to ensure the property is left how we arrived. Just want to say thank you Marie and Sam for being great!

Most unprofessional and inconsiderate people I have ever met. I scheduled a viewing of 2 properties for renting with them by email last week. The viewing was scheduled yesterday at 1.30pm. I specified that I could not be reached on the phone last week and that I was living far from Newcastle. Yesterday, I turned up at 1.30pm. Nobody was around for 15 minutes.
I finally decided to call them. They informed me that the properties were no longer on the market, implying that I drove 300 miles to get there for nothing. They explained they tried to call me last week without any success. I received no text, no email, nothing. The worst is, they were even not apologetic at all. I think that I dodged a bullet because if they are capable of doing that for a simple viewing, what could happen if there is a serious problem during the tenancy?
I finally decided to call them. They informed me that the properties were no longer on the market, implying that I drove 300 miles to get there for nothing. They explained they tried to call me last week without any success. I received no text, no email, nothing. The worst is, they were even not apologetic at all. Flat was amazing. Couldn't fault it, furnished to a high standard and kitchen was SUPER modern and brand new - absolutely lovely. Repairs were done pretty much as soon as they were reported and always kept us up to date with what was happening. Down side was that I had to email them 5 times over the space of nearly 4 months to get my deposit back! Also, when I signed my contract I was told (with a witness) that as long as myself and the other house sharers told them we wanted to extend the contract with a couple of weeks then we could extend it for an additional 12 months.
Unfortunately when I moved in a few weeks later I was told by the other house mates that the agency had already showed people around the property and let it out from when ours finished. Prem Lets DID offer us to extend the contracts in that property for an additional month and then would transfer us to a different house for the rest of our contracts, which we didn't want.
All in all they're a decent agency but take too long in giving deposits back and didn't tell me I couldn't extend my contract, leaving it to the other housemates to tell me and me panicking trying to find somewhere else to live.

Just one month into my second year as a tenant with Prem-Lets and they have been great. We had an issue with the boiler during winter last year and they sent someone out the next morning, we've had extra furniture provided and Marie is always happy to help. They are obviously very busy in the office managing lots of properties, but always try to sort out any issues as quickly as possible.

SO much better than any other estate agents in the toon (do NOT go with letslivehere - absolutely awful and horrid company to deal with)/the opposite to prem-lets
