One weeks rent will be taken to secure a property and will be held for 15 calendar days (unless otherwise expressly agreed) in order to complete all tenancy documents. This amount will be attributed to the first month's rent following the execution of all tenancy documents within the 15 calendar days of receipt of the holding deposit.

Stud-Lets are possibly the worst estate agents I have ever come across in my life. I needed to pull out of my contract for personal reasons as I needed to be back home with my family. I was told that it would be no problem for them to find a replacement as I had given them 4 months notice before I was due to move into the house, and also that although I would loose my admin fee I wouldn't have to pay anything extra and would get my deposit back.
I emailed and rang them every few weeks over that period of time with no response, I was completely ignored. Two weeks before I was due to move into the house they informed me that I should have been looking for someone to fill my space (which I was certainly not told when I first rang up) and that I have to pay 200 to change a simple name on a contract.
When I rang up to dispute this, the manager of the office was extremely patronising and very rude, didn't listen to any of my complaints and concerns and didn't seem to care that I had been told lies and ignored from the beginning.
