This company sums up everything that is wrong with letting agents. After arranging to view a property, the agent (Kathleen) never turned up and didn't bother to get in contact to let me know what was happening, nor to apologise for leaving me hanging. After not responding to my phone calls, contact was eventually made and the completely unprofessional attitude that was received was disgraceful. Kathleen was rude and down right aggressive.
Any future tenants, I advise you to avoid this company at all possible costs, and I advise all landlords the same. The landlord of the property in question has now lost an excellent tenant due to the companies completely lack of communication, and due to Kathleen's attitude!

I had arranged an appointment to view one of their properties at 6pm. i arrived at 5.50 and waiting until 6.25, no one showed up. This was after calling the office in the morning to verify that the viewing would take place. I also telephoned the mobile number i was given for John & Kathleen whilst waiting for the viewing. No one answered my calls.
I left a message. By 5.30 the next day no one had phoned me back. I called and asked to speak to the manager. Kathleen informed me she was the manager and said "you must have gone to the wrong property" I was at the right address, she didn't show up. Her whole tone was so nasty, aggressive, and completely rude. Whatever happened to a simply apology, and trying to sort a problem? Don't use this company they are completely and utterly unprofessional. Prospective tenants don't use them. Landlords find someone else to let your property for you!

I decided to end my tenancy early with Simply let. On one occasion a friend was up visiting and noise complaints were received from neighbours due to talking in the garden and un-associated children up the street lighting fireworks. The next day I was called by Kathleen from Simply let demanding a house inspection at very short notice (4 hours). I was at work at this time and enquired about a later inspection or for the following day only to be told that this was un-negotiable.
After a satisfactory inspection with me having to leave work early I was given a written warning notifying that eviction would follow after one more noise complaint. Kathleen made me feel very much like this was not my home and I became worried about having the tv or music up too loud in case of losing my 750 deposit. At the end of my 6 month lease (2 months notice with Simply let) friends and I spent 2 days cleaning and gardening with the suspicion of what was to come. Flagged up in the house inspection were the following: Swirl marks could be seen in the reflection of day light from water drying after mopping.
Bathroom cleaned with unsatisfactory smelling bleach. Fridge had not been thoroughly dried after cleaning. The one carpet in the house had not been shampooed after 6 months. Washing machine had not been cleaned inside. Very small amount of candle wax on a shelf. Garage had not been swept Shelves in cupboards not reached satisfactory standard. During the inspection the cupboard under the sink had clearly not been cleaned as I had accidentally missed it during cleaning and admittedly the garage could have been swept but other than that I was shocked by the things that were being brought to my attention. Kathleen then went on to tell me that a cleaner would be contracted to do the work, I then asked would I not have a chance to make these corrections as it would only take an hour but was informed I had already had my chance and that Kathleen did not have time to return to check the corrections.
When the cleaners did clean the property (13 DAYS LATER) the total cost came to 57.60 as they had been instructed to carry out a full clean of the entire house and garage and included notes of how they even cleaned the lawnmower and recycle bin. To add further insult, Simply let added a 15 plus VAT admin charge to this. Overall I am outraged with the service received and the attitude of Kathleen.
I have rented from several different letting agencies in Inverness and Simply let are by far the worst. John, however, the other half of Simply let could not be nicer and this is probably why he is responsible for viewings. I would like to give warning to tenants that Kathleen's overbearing and unreasonable attitude would quickly become unbearable.
Since posting this review, simply let have had it taken away from the company's overall star rating and another 1 star rated review on freeindex.com by pam and Eugene Munro along with this review have been deleted. I hope all prospective tennants are warned in advance.
